11-Story, 44-Unit Mixed-Use Condo Building Tops Out At 613 Baltic Street, Park Slope

Since being five stories up roughly two months ago, the 11-story, 44-unit mixed-use building under development at 613 Baltic Street, in northern Park Slope, has now now topped out at 119 feet above street level. The construction progress can be seen thanks to a photo shot by Tectonic. The 83,154-square-foot project is being dubbed Baltic and its residential units will be condominiums. Those currently available come in two- and three-bedroom configurations. The average unit should measure 1,339 square feet. The ground floor will include 3,157 square feet of retail and 2,163 square feet of space for a community center. The known amenities are listed in YIMBY’s previous update. JDS Development Group is the developer, while VOA Architecture is serving as the design architect. Completion is anticipated for 2017.

Three-Story, 5,400-Square-Foot Medical Office Building Filed at 1604 Williamsbridge Road, Morris Park

Bronx-based Maurice Realty Inc. has filed applications for a three-story, 5,397-square-foot medical office building at 1604 Williamsbridge Road, in the East Bronx’s Morris Park section. The structure will host 4,700 square feet of medical space on all three levels, in addition to accessory storage space in the cellar. Gino Longo’s College Point-based architectural firm is the architect of record. The 3,978-square-foot property, located at the corner of Pierce Avenue, is vacant. The Westchester Square-East Tremont Avenue stop on the 6 train is 10 blocks southeast.

Request for Proposals Launched for Mixed-Use Development at 107 Grand Avenue, Baldwin, Long Island

The Town of Hempstead’s Department of Planning & Economic Development has launched a request for proposals (RFP) to develop a five-acre assemblage of dilapidating properties located at the northwestern corner of Merrick Road and Grand Avenue, in Baldwin. That’s in Nassau County, on the South Shore of Long Island. The aim is for mixed-use project, consisting of commercial space and residential apartments, according to LI Herald. Public recreational space is also part of the vision. The current stretch of street is made of vacant lots, and a mix of underutilized, vacant, and dilapidating single- and two-story commercial buildings. There appears to be bipartisan support for a mixed-use development this time around after similar attempt to build there failed last decade.

10-Story, 114-Unit Mixed-Use Building Rises to Sixth Floor at 1511 Bedford Avenue, Crown Heights

A 10-story, 114-unit mixed-use building is now six stories above street level at 1511 Bedford Avenue, in western Crown Heights. The construction progress can be seen a photo taken by prolific photographer Tectonic. The latest building permits put the structure at 109,887 square feet when complete. The ground and cellar levels will host 8,519 square feet of community space for a synagogue. The residential units, which will be rental apartments, should average 809.5 square feet apiece. Twenty percent of them, or 22 units, will rent at below-market rates through the housing lottery. Amenities include a 61-car underground garage, space for 71 bikes, private residential storage units, laundry facilities, a fitness center, and a roof terrace. Realty Within Reach is the developer and Issac & Stern Architects is behind the design. Completion is expected in 2017.
