Permits have been filed for a 16-story mixed-use building at 1201 Spofford Avenue in Hunts Point, The Bronx. Located at the intersection of Tiffany Street and Spofford Avenue, the corner lot is closest to the Longwood Avenue subway station, serviced by the 6 train. New York City Economic Development Corporation is developing the building as part of The Peninsula, a multi-building campus that will create 740 affordable housing units, 17,000 square feet of retail, 52,000 square feet of public open space, 56,000 square feet of light industrial space, 53,500 square feet of community facilities, an education center, and multiple health and wellness components.

Developed by Happy Living Development and designed by Issac & Stern Architects, the building yields a total 84 rentals in a mix of studios, one-, two-, and three-bedroom units. Available on NYC Housing Connect are the 34 apartments for residents at 130 percent of the area median income, ranging in eligible income from $65,143 to $183,300.

Phase Three of Provost Square Set for Excavation at 151 Bay Street in Jersey City

Excavation could begin soon at 151 Bay Street, the site of a 33-story mixed-use tower that will make up the third phase of Jersey City’s Provost Square complex. Designed by SLCE Architects and developed by Toll Brothers, the project will integrate part of the façade of the former A&P Annex Building, which has been stripped down to its concrete frame. The new structure will rise at the corner of Provost Street and Bay Street and yield 259 residential units, 6,289 square feet of retail space, and a parking garage with 218 spaces. Twelve units are to be designated as live-work units, with one for an artist in residence.
