Foundation Work Underway For Six-Story, 40-Unit Medical Office Building At 5521 Eighth Avenue, Sunset Park

In October of 2014, YIMBY revealed renderings of the planned six-story, 40-unit multi-use commercial building at 5521 Eighth Avenue, on the corner of 56th Street in Sunset Park, located seven blocks north of the N train’s stop on Eighth Avenue. The Brooklyn Daily Eagle reports foundation work is now underway on the 81,569 square-foot project, which will include 36 medical offices and four retail units. The retail space will measure 13,003 square feet in total and will span the ground floor and a mezzanine level. The medical offices will begin on the second floor and should average 1,180 square feet apiece. Flushing-based Andy Wong filed documents with the Attorney General’s office in January, which indicated the project is being valued at $76.3 million. Raymond Chan is designing and completion in 2017 seems likely.

Childs Building Renovation, Amphitheater Construction Underway At 3052 West 21st Street, Coney Island

In the summer of 2015, iStar Financial and Coney Island USA received the green light to begin renovation work on the dilapidated three-story, 56,300 square-foot Childs Building, an individual landmark, at 3052 West 21st Street, on Coney Island. The building will be anchored by a restaurant but will also have community space and a rooftop terrace. An interconnected 5,000-seat amphitheater is also planned on the adjacent lot. The New York Times now reports construction is finally underway on both the Childs Building and the performance venue, and the amphitheater’s metal framework can be seen taking shape. The complex is expected to be complete later this year. The developer are leasing the land from the city through a 10-year contract.

Two-Story Multi-Use Commercial Building Planned At 110-38 Springfield Boulevard, Queens Village

Queens-based Hamiltron Enterprises has filed applications for a two-story, 10,822 square-foot mixed-use building with commercial and community facility space at 110-38 Springfield Boulevard, in Queens Village, located in eastern Queens. There will be 4,980 square feet of ground-floor retail space and three separate community facility spaces, together totaling 5,842 square feet, on part of the ground floor and the entire second floor. Queens-based RLD3 Engineering is the applicant of record. Permits were filed in January to demolish the existing auto-body shop.
