Financial District-based Broad Street Development has filed documents with the state Attorney General’s office that details the offering plan for its 12-story, 61-unit mixed-use project at 308 Mulberry Street, located on the corner of Bleecker Street in NoHo. The estimated sellout was valued at $288.5 million, The Real Deal reported. The latest building permits, approved by the Buildings Department in August, indicate the new building will encompass 182,166 square feet and stand 147 feet to its roof, not including bulkhead elements.

Gamma Files Plans for 850-Foot-Tall Tower at 430 East 58th Street

Last year, Bauhouse Group’s Joseph Beninati unveiled ambitious plans to build a 950-foot-tall skyscraper at 3 Sutton Place, also known as 430 East 58th Street. Beninati defaulted on a $147 million loan in January, and the original lender for the deal, Gamma Real Estate, purchased the site and air rights for $98 million in a foreclosure auction last month. Now they’ve filed plans for an 844-foot-tall residential building on the property between First Avenue and Sutton Place.

32-Story, 83-Unit Mixed-Use Tower Filed at 249 East 62nd Street, Upper East Side

Florida-based Real Estate Inverlad Development and South Carolina-based Third Palm Capital have filed applications for a 32-story, 83-unit mixed-use tower at 249 East 62nd Street, located in the Lenox Hill section of the Upper East Side. The new building would encompass 145,130 square feet and stand 510 feet in height. Retail space will measure 2,561 square feet across the ground and cellar levels, followed by 83 residential units across the ground through 29th floors. The apartments should average 1,188 square feet apiece. Rafael Viñoly’s Hudson Square-based architecture firm is the architect of record, the Real Deal reported. The 8,765-square-foot site is presently vacant.

Seven-Story, 20-Unit Residential Building Now Planned at 764 East 152nd Street, Longwood

UA Builders Group has filed applications for a seven-story, 20-unit residential building at 764 East 152nd Street, in the South Bronx’s Longwood section. The project will measure 17,347 square feet and its residential units should average 767 square feet apiece, indicative of rental apartments. Amenities include seven off-street parking spaces and 527 square feet of recreational space on the ground floor. Mohammad R. Badaly’s Mount Vernon, N.Y.-based architecture firm is the architect of record. Early last year, YIMBY reported on plans by a different developer for a building with 19 units on this site, although they were eventually disapproved. The 4,200-square-foot site is vacant.
