33-Story, 179-Unit Mixed-Use Project Rises at 520 West 30th Street, Chelsea

Back in October of 2015, foundation work was wrapping up on the 28-story, 174-unit mixed-use project under development at 520 West 30th Street, in West Chelsea. Since then, construction plans have been amended to build a slightly larger building, which is now up to the fourth floor and rising, as seen in photos taken by Tectonic earlier this month. The latest permits indicate the 315,586-square-foot project will stand 33 stories, or 367 feet, above street level (393 feet if you count the bulkhead). There will be 13,219 square feet of retail space across the ground floor, followed by 179 residential units (up from 174) that should average 1,250 square feet apiece, indicative of condominiums.

Foundation Work Underway at Seven-Story, 36-Unit Mixed-Use Building at 306 West 142nd Street, Harlem

In June of 2015, YIMBY reported on applications for a seven-story, 36-unit mixed-use building at 306 West 142nd Street, in northern Harlem. Since then, a rendering has surfaced of the project, and concrete pouring for the foundation is underway, Harlem+Bespoke reports. The structure will encompass 38,991 square feet, of which 2,036 square feet of space will be designated for a ground-floor community facility. The residential units should average 650 square feet apiece, indicative of rental apartments, and amenities include storage space for 18 bikes, laundry, an outdoor space on the ground-floor, and a rooftop terrace. Montroy Andersen DeMarco is designing, although EDI International is currently serving as the architect of record. Heritage Real Estate Partners is the developer. Completion can probably be expected in 2017.

Developer iStar has filed applications for a nine-story, 135-unit supportive housing project at 2002 Surf Avenue, at the corner of West 21st Street on Coney Island, located seven blocks from the Coney Island-Stillwell Av stop on the D/F/N/Q trains. The structure will encompass 118,743 square feet, and will feature 7,815 square feet of ground-floor retail space. The apartments above should average 732 square feet apiece, and amenities listed in the Schedule A include bike storage, a fitness center, a laundry, a community room, an courtyard on the second floor, an a rooftop terrace. Stephen B. Jacobs Group is the architect of record. The developer is ground-leasing the 18,867 square-foot property from the New York City Economic Development Corporation (NYCEDC), according to The Real Deal.

Eight-Story, 141-Unit Mixed-Use Building Rises at 504 Myrtle Avenue, Clinton Hill

In December of 2014, YIMBY reported on applications for an eight-story, 141-unit mixed-use building at 504 Myrtle Avenue, in northern Clinton Hill, and then renderings were revealed of the project in 2015. Now, construction is underway on the second floor of the structure, according to the Myrtle Avenue Brooklyn Partnership. The new building will measure 113,898 square feet, of which 20,023 square feet of space on the ground floor will be used for retail. Twenty-eight of the apartments will rent at below-market rates through the housing lottery, and building’s amenities include a 95-car parking garage in the cellar, a fitness center, and an outdoor terrace on the second floor. Silverstone Property Group and Madison Capital Realty are the developers, and HTO Architects is behind the design. Completion can probably be expected in 2017.

27-Story, 120-Unit Mixed-Use Building Rises To 16th Floor At 27-21 44th Drive, Long Island City

In August of 2015, foundation work kicked off for the 27-story, 120-unit mixed-use building at 27-21 44th Drive, in the Court Square section of Long Island City. Now, the project is 16 stories above street level and rising, The Court Square Blog reports. It will eventually encompass 144,687 square feet, 5,850 square feet of which will be utilized as ground-floor retail space. The residential units above should average 883 square feet apiece, which means they could be either rental apartments or condominiums. Amenities include a 28-car garage in the cellar, bike storage space, a fitness center, a playroom, and an outdoor recreation area with an indoor lounge on the top floor. Silvercup Properties is the developer, while GF55 Partners is handling the design. Completion is expected in late 2017.
