The Royal at 827 Sterling Place Tops Off in Crown Heights, Brooklyn

A seven-story residential development at 827 Sterling Place recently topped off in Brooklyn’s Crown Heights. Located between Rogers and Nostrand Avenues, the 70-foot-tall structure known as The Royal topped off last month after breaking ground in January 2024. Developed by Manhattan-based Haussmann Development and Kriss Capital and designed by Issac & Stern Architects, the ground-up new construction will yield 76 apartments.

1162 Broadway Completes Construction in NoMad, Manhattan

Construction is complete on 1162 Broadway, a 14-story commercial building in the Madison Square North Historic District of NoMad, Manhattan. Designed by Morris Adjmi Architects and developed by Okada & Co. under the 1162 Broadway LLC, the 185-foot-tall structure yields 30,000 square feet of Class A office space and 1,800 square feet for a restaurant on the ground floor and cellar level. The property is located between West 27th and 28th Streets on a narrow interior lot.

Brooklyn Fare Grocery Opens at One Manhattan Square on Manhattan’s Lower East Side

Brooklyn Fare Kitchen & Market has opened its newest location at the base of One Manhattan Square, an 80-story residential skyscraper at 225 Cherry Street on Manhattan’s Lower East Side. At 25,500 square feet, this is the largest location to date for the grocery store.

Exterior Progress Continues on 420 Carroll Street in Gowanus, Brooklyn

Façade installation is making progress on 420 Carroll Street, a two-tower residential complex in Gowanus, Brooklyn. Designed by FXCollaborative and developed by Domain Companies, the project consists of a 20-story, 224-foot-tall tower and a shorter 15-story sibling and will yield 360 units with 25 percent reserved for affordable housing, as well as 27,500 square feet of retail space, 7,700 square feet of “Gowanus Mix” space pursuant to the 82-block district rezoning, and a new public promenade along the Gowanus Canal. The property is located on a trapezoidal plot bound by Carroll Street to the north, the Powerhouse Arts building and its parking lot to the south, and the Gowanus Canal to the west.

335 Eighth Avenue Reaches Pinnacle in Chelsea, Manhattan

Construction has reached the final floor of 335 Eighth Avenue, a seven-story residential building in Chelsea, Manhattan. Designed by COOKFOX Architects and developed by MAG Partners and Mutual Redevelopment Houses, Inc., the 200,000-square-foot structure will yield 188 rental units in studio to two-bedroom layouts, a 23,000-square-foot Lidl supermarket, and additional ground-floor retail space. Thirty percent of the homes will be reserved for affordable housing. The property is being built by Urban Atelier Group and is located at the corner of Eighth Avenue and West 26th Street within the Penn South affordable housing cooperative, officially known as Mutual Redevelopment Houses.

School Of Rock Inks New Lease At 300 Huntington Street In Gowanus, Brooklyn

School of Rock, a music education school, signed a 3,000-square-foot lease at 300 Huntington Street, a commercial property in Gowanus, Brooklyn. The project, which recently completed construction, was led by Monadnock Development and was designed in collaboration between Dattner Architects and Bernheimer Architecture. School of Rock plans to occupy the space with an interactive music education center by summer 2024.

Designed by Node Architecture Engineering Consulting PC and developed by Asad Ali of Thinktech Enterprice LLC, the structure yields nine residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $104,640 to $181,740.

New Renderings Released For ONE38 At 138 Bruckner Boulevard in Mott Haven, The Bronx

Designed by Greenberg Farrow in collaboration with Michaelis Boyd and developed by JCS Realty Group, the structure will yield 579 units in studio to two-bedroom layouts with 131 affordable units and more than 40,000 square feet of amenities. Leasing has begun for the property, which is bound by Bruckner Boulevard to the north, East 132nd Street to the south, and St. Ann’s Avenue to the east.

125 3rd Street Rises Above Gowanus, Brooklyn

Construction is rising on 125 3rd Street, a 14-story residential building in Gowanus, Brooklyn. Designed by Fogarty Finger and purchased by Allan Lebovits, Joel Wertzberger, and Moishe Loketch with Ariel Property Advisors representing the sellers, the structure will yield 130 units with 25 to 30 percent set aside for affordable housing, and 12,750 square feet of ground-floor retail space. The property is located on a 20,407-square-foot block-through lot with 60 feet of frontage along 2nd Street and over 157 feet of frontage along 3rd Street. An exact number of affordable units has yet to be revealed.
