IBM will consolidate its New York City offices and relocate to One Madison Avenue, a commercial office tower renovation and expansion currently underway in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green Realty Corp, the project involves the construction of a 530,000-square-foot addition atop the original eight-story building, for a total of 1.4 million square feet of Class A office space.

Housing Lottery Launches for Dutch House at 37-01 30th Street in Astoria, Queens

The affordable housing lottery has launched for Dutch House, a seven-story mixed-use building at 37-01 30th Street in Astoria, Queens. Designed by Aufgang Architects and developed by Slate Property Group, the structure yields 199 residences. Available on NYC Housing Connect are 56 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $87,635 to $167,570.

Located between East 204th Street and Bedford Park Boulevard, the lot is one block from the Bedford Park Boulevard subway station, serviced by the B and D trains. Façade work is continuing on The Paxton, a 43-story mixed-use skyscraper at 540 Fulton Street in Downtown Brooklyn. Designed by Marvel Architects and developed by Jenel Management, the 511-foot-tall structure will yield 330,000 square feet with 327 residential units, 71,844 square feet of commercial space, and 22,054 square feet of retail housed in the multi-story podium. YIMBY last reported that M.N.S. is handling sales and marketing for the homes, which are expected to range from studios to three-bedroom layouts. The property is located at the intersection of Flatbush Avenue and Fulton Street.

Warren Street Hotel Tops Out at 86 Warren Street in Tribeca, Manhattan

Construction has topped out the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Stonehill Taylor and developed by Solil Management, the 135-foot-tall structure will yield 44,000 square feet and 70 guest rooms operated by Firmdale Hotels, as well as a restaurant, a drawing room, an orangery, a bar, and a private event space. Pavarini McGovern, LLC is the general contractor, Kit Kemp is the interior designer, and Paul Taylor under the Warren Street Hotel LLC is the owner behind the previously filed permit applications for the property, which is located between Greenwich Street and West Broadway.

141 Willoughby Street’s Façade Closes in on Roof Parapet in Downtown Brooklyn

Façade installation is nearing the roof parapet of 141 Willoughby Street, a 24-story commercial building in Downtown Brooklyn. Designed by Fogarty Finger with SLCE as the executive architect and developed by Savanna Real Estate, the 400,000-square-foot structure will yield a mix of Class A offices and lower-level retail space, and is expected to achieve LEED certification. Gilbane Building Company and Savcon are the general contractors, Thornton Tomasetti is the structural engineer, and AKF Group LLC is the MEP engineer of the property, which rises from a trapezoidal plot bound by Willoughby Street to the south, Gold Street to the west, and Flatbush Avenue Extension to the east.

New Rendering Spotted For 27-49 Jackson Avenue in Long Island City, Queens

A new rendering has emerged for 27-49 Jackson Avenue revealing a dramatic change in design for the stalled project in Long Island City, Queens. Originally designed by Raymond Chan Architect and developed by ARCFE, work began in 2018 on what was to be a 14-story, 146-foot-tall residential building with 37 units. The site has sat idle for the past couple of years, with only a partial section of the reinforced concrete superstructure formed. While the dimensions and scope of the new iteration remain unclear, the rendering shows that the building’s footprint will be extended further to the east to the corner of Jackson Avenue and 42nd Road. 27-51 Jackson Avenue is the current owner of the property and DHC Contracting Inc. is now the general contractor.
