600-Seat Elementary School Will Be Built In Hunters Point South Mega-Development, Long Island City

Late last year, the city began infrastructure work and laying out the new streets for phase two of the Hunters Point South mega-development, in the Hunters Point section of Long Island City, directly on the East River. The second phase will see the mixed-use build-out of seven city blocks as well as new public park space. DNAinfo reports the city’s Department of Education is planning to built a new 600-student elementary school on the blocks bound by 57th and 56th avenues, Center Boulevard, and Second Street. That’s on the very southern tip of the master plan and will be located on block “F” in the image above. The school will have its own building and should cost roughly $60 million. Completion of the school is expected in 2020.

1.5-Million Square-Foot Office Building Could Be Built At 590 Atlantic Avenue, Downtown Brooklyn

In September of 2015, the Empire State Development Corp. began the eminent domain process to acquire 590 Atlantic Avenue, located across from Atlantic Terminal and Barclays Center in Downtown Brooklyn, as part of the Pacific Park mega-development. A partnership between Forest City Ratner and Greenland Holdings would develop the property, currently home to two low-rise retail buildings. Right now, the site boasts 440,000 square feet of development rights, but the developers are proposing the idea to transfer 1.1 million square feet of air rights in order to build a 1.5-million-square-foot office building. According to Crain’s, the air rights transfer would have to be approved by a state review process via the Empire State Development Corp. The air rights transfer would preserve public plaza space.

325 Kent Avenue

Foundation Work Underway For 16-Story, 522-Unit Residential Building At 325 Kent Avenue, Williamsburg

In May of 2015, excavation work kicked off at 325 Kent Avenue on the first building in Two Trees Management Company’s Domino Sugar Refinery mega-development, in western Williamsburg. Excavation has since wrapped up and foundation work is well underway, as seen in photos courtesy of Tectonic. A 16-story, 401,246-square-foot mixed-use building is being built and will include a total of 522 residential units, 105 of which will be rented at below market-rates through the affordable housing lottery. The apartments will average 712 square feet apiece. Additionally, there will be 9,378 square feet of retail space broken up into multiple spaces on the ground and second floors. SHoP Architects is the design architect and completion is expected in 2017.

Four-Story, 18-Unit Mixed-Use Building Filed At 132 Wyckoff Avenue, Bushwick

Property owner Santino Battiata has filed applications for a four-story, 18-unit mixed-use building at 132 Wyckoff Avenue, in northern Bushwick, located on the corner of Stanhope Street and right above the DeKalb Avenue Station on the L train. The 38,723-square-foot project will replace two two-story buildings at 132-134 Wyckoff and the vacant lot at 130 Wyckoff. There will be 5,272 and 588 square feet of ground-floor retail and medical office space, respectively. Beginning on the floor above, residential units will average a relatively spacious 959 square feet apiece, and the new building will be topped by rooftop recreational space. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record.

Two-Building, 30-Unit Condo Development Rises At 465 Pacific Street, Boerum Hill

Back in August of 2015, developers broke ground on the two-building, 30-unit condominium development planned at 465 Pacific Street (a.k.a. 472 Atlantic Avenue), in Boerum Hill. Brownstoner now reports the southern seven-story portion, located on Pacific Street, has topped out, and the six-story portion, being built on Atlantic Avenue, is three stories above street level. The entire project will encompass 84,767 square feet, and the northern building will include 6,982 square feet of ground-floor retail space. The condos will come in one- to five-bedroom configurations and 14 of them will feature private outdoor space. Amenities include a lounge, a children’s playroom, a gym, a 1,300-square-foot rooftop terrace, and storage space. Aria Development Group and Avery Hall Investments are developing, and Morris Adjmi Architects is designing. Completion is expected in late 2017.
