161 Maiden Lane’s Glass Curtain Wall Resumes Its Rise, In The Financial District

Façade work is progressing on Seaport Residences, a 670-foot-tall residential skyscraper at 161 Maiden Lane in the Financial District. Formally addressed as One Seaport, the topped-out 60-story building is designed by Hill West Architects and developed by Fortis Property Group LLC and will yield 80 units. Groves & Co is serving as the interior designer for the 200,000-square-foot structure, and sales will be handled by Douglas Elliman Development Marketing. Ray Builders is the current contractor for the project.

With the application review and public hearing process in full swing, the Landmarks Preservation Commission (LPC) is busy working through a backlog of proposed projects. One of the more interesting proposals includes a new commercial building designed by Morris Adjmi Architects at 1162 Broadway in the Madison Square North Historic District. The LPC reviewed the proposals on Tuesday, May 12.

Permits have been filed for Freedom Village, a 13-story residential building at 268 East 2nd Street in Manhattan’s East Village. Located at the intersection of Avenue C and East 2nd Street, the corner lot is three avenue blocks east of the 2nd Avenue subway station, serviced by the F train. Non-profit Barrier Free Living is listed as the owner behind the applications. YIMBY revealed renderings and details of a housing development at 270 East 2nd Street by this developer in December 2018. It is unclear if the design have changed with this permit filing.

Located between West 145th Street and West 146th Street, the interior lot is three blocks from the 145th Street subway station, serviced by the A, B, C, and D trains. Also within walking distance is the 148th Street Lenox Terminal station, serviced by the 3 train. New York City’s Department of Housing Preservation and Development is listed as the owner behind the applications.

One Wall Street’s Residential Conversion and Retail Addition Progresses in Financial District

The residential conversion and retail addition at One Wall Street continues to take shape in the Financial District. Designed by SLCE Architects and developed by Macklowe Properties, the projected $1.5 billion undertaking is the largest office-to-condominium conversion in New York City history. In addition to the creation of 566 residential units with sales handled and marketed by CORE, the project will also add a 44,000-square-foot Whole Foods Market and a Life Time fitness center to the lower levels of the building.
