1399 Park Avenue Nears Topping-Out in East Harlem, Manhattan

One of the largest new developments in East Harlem is now making substantial headway at 1399 Park Avenue, on the corner of East 104th Street, as shown in the latest progress photos by Tectonic. Heritage Real Estate Partners report that the structure will be topping out soon. Window installation is expected to start by mid-January, but the concrete exterior seen now will likely remain about the same through completion, judging by the renderings.

Demolition Wraps for Ceruzzi’s 147 East 86th Street, Upper East Side

Back in 2015, YIMBY revealed the renderings for a new development coming to the corner of 86th Street and Lexington Avenue, with an official address of 147 East 86th Street. In February of 2016, building applications were filed for the site, and now, demolition is complete on the old Petco, paving the way for construction to begin on the project.

Neighboring the historic Georgian-style King Manor Museum, and the intimidating Supreme Court of Queens County, a new 9-story mixed-use building might just bring more of the 21^st Century to Downtown Jamaica, Queens. An anonymous LLC has filed permits for 148-18 Hillside Avenue, located on a busy thoroughfare with dozens of restaurants and shops. Despite being quite distant from Manhattan, the two locations are well connected. It is just three blocks away from the Parsons Boulevard subway station, serviced by the E and F trains.

Permits Filed for 253 Empire Boulevard, Crown Heights, Brooklyn

Permits have been filed for a new three-story mixed-use structure in Crown Heights, Brooklyn. An anonymous LLC filed the applications for 253 Empire Boulevard, which borders an active commercial strip along Rogers Avenue. The building will be just a block away from the Sterling Station, serviced by the 2 and 5 trains. The site used to be a single-story laundry superstore with parking, but has been left unoccupied for several years.

Solow’s New Condominium Tower at 7 West 57th Street Revealed, Midtown

Before the 57th Street supertall boom began, the corridor had relatively few icons. But among those few, Sheldon Solow’s 9 West 57th Street stands as one of the most monumental buildings in all of Midtown, and also one of the most expensive. Now, the developer is building a smaller residential tower next door, at 7 West 57th Street, and the project’s designers, Hill West Architects, have sent along a rendering of what it will soon look like.

Yesterday, YIMBY featured a first glimpse at the plans for 76 8th Avenue, on the corner of 14th Street, at the crossroads of the Meatpacking District and the West Village. Today, we have the full rendering for the project, designed by Gene Kaufman, which will dramatically improve a corner that has long been under-built.

The building is being developed by the American Bengali Hindu Foundation, and will be their new house of worship. The project will be a big improvement from their current situation, which is located within an open-air tent.

While the Upper West Side rarely sees new developments, a few blocks in the upper 70s and lower 80s have recently sprouted several modestly-sized but impeccably-designed towers. Now, another is in the works, as Alchemy Properties and Carlyle Group’s 18-story condominium project at 250 West 81^st Street has risen above ground. The building will be yet another attractive, masonry-clad high-rise designed by Robert A.M. Stern Architects.
