DNA Development has filed applications for a four-story, 32,349-square-foot commercial-retail building at 12 West 48th Street, in Midtown. The ground through fourth floors will exclusively contain retail space. The structure will rise 66 feet above street level, which means the ceilings should average 16.5 feet in height. West Village-based Ennead Architects is the architect of record. The amount of commercial space planned clocks in at 23,345 square feet, which is significantly less than the maximum commercial square-footage that could be built, 75,310 square feet. The 7,531-square-foot lot is currently occupied by a parking garage. Permits were filed to demolish it over the summer, as YIMBY previously reported. Completion is expected in early 2018.

The New York City School Construction Authority (NYCSCA) is planning to expand the campus of the P.S. 143 Louis Armstrong branch, located at 34-74 113th Street, in North Corona. A new five-story, 98,351-square-foot building been filed for the address 34-55 112th Street. It would include a cafeteria and administrative offices on the ground floor, followed by classrooms and offices on the second through fifth floors. Somerset, N.J.-based Design Resources Group is the architect of record. The new school building will be located somewhere south of the existing three-story building. It will likely replace a collection of temporary, single-story structures currently used as overflow classrooms.

Legally Graffitied Building Awaiting Demolition Painted Over By City At 86 Delancey Street, Lower East Side

Renderings were recently revealed of the 12-story, 24-unit mixed-use building planned at 86 Delancey Street, located on the corner of Orchard Street on the Lower East Side. Now, municipal workers have painted over the elaborate and legal graffiti art installed on the existing two-story commercial building, Mass Appeal reported. The currently property owner, developer David Escava, never gave the city his personal permission to paint over the building, but the previous owner did (10 years ago). The structure received demolition permits September 1. The site’s next occupant is expected to measure 29,437 square feet and will feature retail space and residential units. SWA Architecture is designing, although a completion date has not been announced.

An anonymous Brooklyn-based LLC has filed applications for a four-story, eight-unit residential building at 214 Sumpter Street, in Ocean Hill. The project will measure 7,120 square feet and its residential units should average 688 square feet apiece, indicative of rental apartments. The two units on the fourth floor will also feature space in an upper penthouse level. Kenneth Thomas’s Hudson Valley-based firm is the applicant of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a two-story townhouse. Demolition permits haven’t been filed. The Ralph Avenue stop on the C train is three blocks away.
