Dime Bank Acquisition Pushes Plans At 340 Flatbush Ave Extension Past 1000′ Mark, DoBro

Michael Stern’s JDS Development, partnered with Chetrit Group, is planning to acquire the landmarked Dime Savings Bank building at 9 Dekalb Avenue, in Downtown Brooklyn, for $90 million, according to Crain’s. The building could be converted to accommodate retail, but roughly 300,000 square feet of unused air rights can now be transferred to the team’s site at 340 Flatbush Avenue Extension.

Most streets in the Lower East Side are crammed with 15-foot-wide tenement buildings dating as far back as the 1880s, but the one-block stretch of Attorney Street between Delancey and Rivington Streets was once more industrial, lined on the west side with an old brick factory converted to apartments, a 15-year-old residential building, and a series of crumbling brick garages. Now developer Morris Platt is going to fill a hole where one of those garages was demolished, at 91 Attorney Street, with an eight-story apartment building.

Newburgh, NY-based property owner Artan Prelaj has filed applications for two three-story residential buildings spanning the 1330-1332 Taylor Avenue, in northern Soundview, three blocks from the 6 train’s stop at St Lawrence Avenue. The development will net eight residential units and will spread across 5,580 square feet, for units averaging a rental-sized 700 square feet. Fred Geremia is the architect of record, and the site’s former 2.5-story structure was demolished earlier this year.

After Chetrit Group landed a $60 million acquisition and pre-development loan for their development site spanning 541-545 West 37th Street, in Midtown West, the developer is planning to move forward with their plans, which YIMBY reported on nearly a year ago. The site boasts 373,000 square feet of building potential, and conceptualized as a 50-story mixed-use tower featuring 100 residential units and 350 hotel rooms. Two three-story buildings must first be demolished.
