Developers and city agencies recently celebrated the completed of El Borinquen Residences, a new, deeply affordable property in The Bronx. Located at 3401 Third Avenue in the Morrisania neighborhood, the ten-story building houses 148 affordable apartments, including 29 homes for seniors at or below 30 percent Area Median Income (AMI), and 90 units designated for the formerly homeless and youths aging out of foster care. The latter includes access to on-site supportive services.

Permits Filed for Three Brookdale Hospital Buildings in East Flatbush, Brooklyn

Permits have been filed by Brookdale Hospital Medical Center for three structures in East Flatbush, Brooklyn: a five-story mixed-use building at 86 East 49th Street, a five-story mixed-use building at 808 Rutland Road, and a seven-story mixed-use building at 545 Schenectady Avenue. Located on the same block as Kingsbrook Jewish Medical Center, the Utica Avenue subway station is within walking distance, serviced by the 2, 3, and 4 trains.

Housing Lottery Launches for 168 Force Tube Avenue in Cypress Hills, Brooklyn

Developed by Lo Sardo General Contractors, the structure yields 22,006 square feet and 26 residences. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $63,429 to $215,150.

425 Park Avenue Celebrates Grand Opening in Midtown East, Manhattan

YIMBY attended the official opening ceremony of 425 Park Avenue, a 47-story commercial skyscraper in Midtown East and the first new full-block building to be built along Park Avenue’s Plaza District in nearly half a century. Designed by Norman Foster of Foster + Partners and developed by L&L Holding Company, Tokyu Land Corporation, and co-managing partner BentallGreenOak, the 897-foot-tall structure yields 667,000 square feet of column-free Class A office space with design flexibility and panoramic views up and down Park Avenue. Adamson Associates Architects was the architect of record, WSP was the structural and MEP engineer, R&R Scaffolding provided the BMU, and Tishman Construction was the construction manager for the project, which is located between East 55th and East 56th Streets.

Designed by Beyer Blinder Belle and developed by WBP Development and LMXD, an affiliate of L+M Development Partners, the 275,000-square-foot building comprises 184 rental units in studio to two-bedroom layouts, 1,900 square feet of ground floor commercial space, and a 115,000-square-foot parking structure.

Exterior work is nearing completion on The Paxton, a 43-story mixed-use skyscraper at 540 Fulton Street in Downtown Brooklyn. Designed by Marvel Architects and developed by Jenel Management, the 511-foot-tall tower will yield 330,000 square feet with 327 residential units in studio to three-bedroom layouts, 137,075 square feet of commercial space, and 33,000 square feet of retail space in the multi-story podium. M.N.S. is handling sales and marketing for the residential component of the property, which is located by the intersection of Flatbush Avenue and Fulton Street.
