Request for Proposals Launched for Large Mixed-Use Site in Downtown Hackensack

The Hackensack Department of Building, Housing, and Land Use has launched a request for proposals (RFP) for a mixed-use site at the municipal parking lot known as Lot “C,” in the city’s downtown. The site is bound by Midtown Bridge Street, Midtown Place, and Salem Street Extension. Plans for the site were approved in 2014, NorthJersey.com reported. The project must include between 240 and 440 residential units, and the apartments must measure greater than 500 square feet apiece. The development can rise as high as 14 stories, contain a maximum of 25,000 square feet of retail, and another 25,000 square feet of commercial space for a hotel or offices. A parking garage is also required and the number of spaces depends on the project’s exact composition. Conceptual designs have been created by DMR Architects. Proposals are due on November 18. Hackensack is the county seat of Bergen County, the most populous in the state.

Mixed-Use Commercial Conversion Underway at Three-Story, 35,000-Square-Foot Industrial Building, 199 Cook Street, East Williamsburg

The Mann Group is currently converting the three-story, 35,000-square-foot former industrial building at 199 Cook Street, on the southern end of East Williamsburg, into a mixed-use commercial building, Commercial Observer reports. The ground floor will host retail space, followed by office space on part of the cellar level and the entire second and third floors. Additionally, a 3,000-square-foot restaurant will be located in the cellar. The commercial spaces will break down into five artist’s galleries and 28 office units. The structure will be topped by a rooftop lounge. Syndicate Architecture is behind the conversion’s design and completion is expected in early 2017. The property was acquired for $6 million in 2013.

Asian Americans for Equality Files Seven-Story, 88,700-Square-Foot Office Building at 133-04 39th Avenue, Flushing

The Asian Americans for Equality Community Development Fund (AAFE CDF) has filed applications for a seven-story, 88,749-square-foot mixed-use commercial building at 133-04 39th Avenue, located at the corner of College Point Boulevard in downtown Flushing. The new building will feature retail space on the ground floor, followed by 18,142 square feet of non-profit community facility space on the second, third, and fifth floors, and office space on the fourth, sixth, and seventh floors. The retail and office space will add up to 42,986 square feet. A 72-car parking garage will be located underground. Midtown East-based JCJ Architecture is the architect of record. The 13,388-square-foot property is currently occupied by a single-story commercial building. Demolition permits were filed in April. The Flushing-Main Street stop on the 7 train is two blocks away.


626 Sheepshead Bay Road

Seven-Story, 161,000-Square-Foot Commercial Building Now Planned at 626 Sheepshead Bay Road, Coney Island

A new design has been revealed of the mixed-use commercial building planned at 2837 West 8th Street (a.k.a. 626 Sheepshead Bay Road), on Coney Island. A seven-story, 161,000-square-foot building, dubbed Neptune/Sixth is now planned, Real Estate Weekly reports. It will feature retail space on the ground floor and a mix of office and community facility space on the upper floors. An 800-car parking garage will also be built, in addition to other public amenities. A slightly smaller four-story building was previously planned, revealed by YIMBY in October. The initial filings, which YIMBY reported on when they were submitted, have since been amended to reflect the new design. The former two-story commercial building was demolished in November and construction is reportedly now underway, with completion anticipated for late 2017. Cammeby’s International Group is the developer and S9 Architecture is behind the design.
