New Owners Plan Office Conversion Of Nine-Story Industrial Building At 47 Hall Street, Clinton Hill

RXR Realty and Westbrook Partners are in contract to purchase the nine-story, 700,000 square-foot former industrial building at 47 Hall Street, in northern Clinton Hill, for more than $160 million, Crain’s reports. Parts of the building are currently rented out as art studios and creative offices, but the eventual new owners plan to convert the structure into modern creative offices; renovations include ground-floor reconfigurations and new outdoor terraces. Landlord Ruby Schron and the Fruchthandler family are the current owners.

Mixed-Use Development Planned At 42-25 Queens Boulevard, Sunnyside

Astoria-based landlord John Ciafone is planning to construct a mixed-use development at 42-15 – 42-25 Queens Boulevard, in Sunnyside, according to DNAinfo. The site is located just three blocks from the 7 train’s stop at 40th Street. The project would include commercial and/or community space on the ground floor, and residential units above, some of which may be designated affordable. Existing single-story buildings must first be demolished; a pub as well as a cinema have already vacated their spaces.

Public Comes Out Against Gansevoort Market Project at Landmarks Hearing

A plan to remake the south side of Gansevoort Street between Greenwich and Washington Streets got a big thumbs down from the public at a Landmarks Preservation Commission hearing on Tuesday. The plan from William Gottlieb Real Estate and Aurora Capital would bring more commercial and retail space to the block and would do so by demolishing two buildings and replacing them with new ones and modifying several others.

Downtown Brooklyn Is Finally Getting a New Office Building at 420 Albee Square

The city’s Economic Development Corporation has announced plans to develop Downtown Brooklyn’s first new office building since the neighborhood was rezoned in 2004. The new development at 420 Albee Square will bring 400,000 square feet of commercial space to a site across the street from City Point, between Willoughby and Fulton Streets.

Two-Story Commercial Conversion Underway At 290 Grand Street, Lower East Side

A two-story building on the Lower East side is being converted into 4,288 square feet of commercial space. Cheuk Fan Cheung, doing business as an anonymous LLC, is behind the project at 290 Grand Street, according to Bowery Boogie. The ground floor will continue to house retail space while the second floor is being rebuilt as office space. A new façade appears to be in the works, and Jianxiong Wang’s JW Engineering Consulting is the applicant of record. Completion is expected in the spring of 2016.

42nd Street Theaters, Osborne Interior, More Round Out First Manhattan Landmarks Backlog Hearing

Last Thursday, the Landmarks Preservation Commission held another public hearing in the process of dealing with its 95-item backlog. It was the first to deal with properties in Manhattan. In addition to hearing testimony about the IRT Powerhouse, Bergdorf Goodman’s headquarters, Union Square Park, and others, the commissioners heard about seven theaters on 42^nd Street, a five-story building, a former hotel, and an apartment building lobby.

Three-Story, 139,000 Square-Foot Self-Storage Facility Planned At 5002 Second Avenue, Sunset Park

Banner Development has filed applications for a three-story, 139,264 square-foot self-storage facility at 5002 Second Avenue, in Sunset Park, located two blocks in from the New York Harbor. The operational commercial space will span roughly 82,510 square feet in the building, and the basement floor will also be used for storage. Frank Relf, based on Long Island, is the architect of record, and an existing block-thru warehouse must first be demolished.

Medical Marijuana Dispensary Files Plans at 425 Fulton Street, Downtown Brooklyn

Over the summer, medical marijuana company Palliatech signed a lease at 425 Fulton Street, between Pearl and Jay Streets in Downtown Brooklyn, with plans to open a dispensary.

A KFC franchise will likely bite the dust at the corner of Bushwick and Myrtle Avenues in Bushwick to make way for a six-story, mixed-use building. New building applications have been filed to erect a combination of apartments, retail and community facilities at 668 Bushwick Avenue.

Four-Story, 16,500 Square-Foot Commercial Project Tops Out At 139 Ludlow Street, Lower East Side

Princeton Holdings’ vertical expansion of a former three-story building at 139 Ludlow Street, on the Lower East Side, has topped-out, according to Bowery Boogie. The building has gained a fourth floor and now measures 16,500 square feet, and new masonry is also currently being installed. The building will be entirely commercial, and features a rooftop terrace. Lee Levine, based in Hoboken, New Jersey, is the architect of record, and completion can probably be expected early next year.
