Redevelopment of Hamilton Theater at 3560 Broadway Revealed, Harlem

A proposal by Todd Zwigard Architects that will go before the New York Landmark Preservation Commission later today has revealed plans to redevelop the currently abandoned Hamilton Theater, at 3560 Broadway between West 146th and West 147th Streets, in Harlem. The interiors would be gutted to make way for commercial space on floors two through four, and retail space on the first floor, combined with major alterations and additions to a connecting structure.

Construction Begins at 200 Kent Avenue, Williamsburg, Brooklyn

The lot at 200 Kent Avenue is now clearing out for a six-story commercial building, for which renderings have also appeared. YIMBY last reported on this site in August of 2016, when two anonymous entities purchased the empty 22,640 square foot land for $33 million. The project has been shrouded in mystery regarding a potential deal with the Trader Joe’s grocery chain for 18,000 square feet of the ground floor and cellar.

Permits Filed for 126 Fifth Avenue and 680 Baltic Street, Park Slope, Brooklyn

Permits have been filed for Avery Hall Investment’s two-building development in Park Slope, Brooklyn. YIMBY last reported on the pre-filing for the six-story building at 680 Baltic Street in mid-October. Now, we also see specifics for the four-story 126 Fifth Avenue building. AHI is developing both buildings.

Permits Filed for 712 East 187th Street, Belmont, Bronx

Permits have been filed for a five-story mixed-use building at 712 East 187th Street, in Belmont, The Bronx. This would replace a single-story retail structure. The proposal is mostly residential, with space also included for a community facility and commercial retail. The two nearest subway stations are on 183rd street, one serviced by the B and D trains, and the other, the 4 train. They’re both about a half hours’ walk.

Construction Nearly Complete for Barnard College’s Milstein Center

Barnard College announced plans to build a new 11-story library and academic center to replace the existing Lehman Hall back in 2014, estimating the project would cost $150 million. YIMBY reported on permit filings for 40 Claremont Avenue back in October of 2015, and now, construction is just about complete on the attractive new building, as seen in the latest from Tectonic.

“Elton Crossing” Affordable Housing Nears Opening in Morrisania, The Bronx

Another new addition to Morrisania, in The Bronx, is just months away from completion, at Melrose Commons North Site C, also known as Elton Crossing. YIMBY last reported on the building in September of 2014, when renderings were revealed. Briarwood Organization and Phipps Houses are responsible for development.

Permits Filed for 136-23 41st Avenue, Flushing, Queens

An anonymous LLC has filed permits for an eight-story mixed-use structure in Flushing, Queens. The site, at 136-23 41st Avenue, is in a commercial center of the neighborhood, with several malls and restaurants within the surrounding blocks. The Queens Botanical Garden, Queens Museum, and Citi Field are also nearby. The last stop for 7 trains, at Main Street Station, is just over a block away.

Permits Filed for 325 Gates Avenue, Bedford-Stuyvesant, Brooklyn

Permits have been filed for a six-story mixed-use building at 325 Gates Avenue, in Bedford-Stuyvesant, Brooklyn. The site is seven blocks away from the Bedford-Nostrand Avenue station serviced by the G train, and eight blocks away from the Franklin Avenue station, serviced by the A and C trains. It is nearby the Pratt Institute’s Brooklyn Campus, which could mean it will be marketed towards college students or recent graduates. Renaissance Realty Group is developing.

Leasing Begins for Essex Crossing’s Commercial Space, Lower East Side

Delancey Street Associates has launched leasing for 350,000 square feet of office space in Essex Crossing. This will be the first significant block of Class-A office space to come to Manhattan’s Lower East Side, and the developers hope the quasi-historic surrounds and combination of new and existing retail will be enough to lure tenants.

First Look at Morris Adjmi-Designed 419 Broadway, SoHo

The boundary between SoHo and Tribeca is not exactly renowned for its contextual historic architecture, but as the blocks surrounding Canal Street have continued to see new developments, things are slowly changing for the better. This week, the Landmarks Preservation Commission will review plans designed by Morris Adjmi Architects for 419 Broadway, which is occupied by an existing structure that most definitely will not be missed.
