Four-Story, 76,000-Square-Foot Self-Storage Facility Planned at 150-30 Liberty Avenue, Jamaica

Pennsylvania-based S&A Home Builder has filed applications for a four-story, 76,354-square-foot self-storage facility at 150-30 Liberty Avenue, in Jamaica. It will boast 55,526 square feet of commercial space for storage, three loading docks, and accessory office space. Frank L. Truglio’s Oyster Bay, N.Y.-based NF Architectural Designs is the architect of record. The development assemblage measures 31,132 square feet and consists of a strip of one- and two-story auto repair shops and some vacant lots. Demolition permits have not yet been filed. The site is located five blocks south of the Jamaica Center-Parsons/Architect Station on the E, J, and Z trains.

New 8,125-Seat Grandstand Stadium to Open for 2016 US Open

The United States Tennis Association’s 125,000-square-foot, 8,125-seat Grandstand Stadium is scheduled to debut for the 2016 US Open. The new stadium is a significant element of the $550 million overhaul of the 46-acre USTA Billie Jean King National Tennis Center, located in Flushing Meadows Corona Park, Queens. The seating capacity is 2,125 people more than before. The design comes from Detroit-based ROSSETTI, which is also behind the design of the renovated Arthur Ashe Stadium. As part of the overhaul, Ashe is getting a new, retractable roof. Other additions and upgrades to the include a retractable roof for Louis Armstrong Stadium and a two-tiered observation deck that overlooks the practice courts. Completion of the entire project is expected by 2018 and this year’s tournament runs from August 29 to September 11.

3 World Trade Center Tops Out This Morning

The building of the new World Trade Center is about to take one big step closer to completion. 3 World Trade Center, the fourth office tower to be rebuilt following the terrorist attacks of September 11, 2001, will be topped out later this morning.

New Look at Revived Fulton Market Building, South Street Seaport

The Howard Hughes Corporation’s effort to revive the South Street Seaport is getting closer to reality. On Tuesday, the Landmarks Preservation Commission approved revised plans for the exterior of the Fulton Market Building. That’s located at 11 Fulton Street, which occupies the block bound by Fulton, South, Beekman, and Front streets, in the South Street Seaport Historic District.

Office-Retail Renovation Underway at 12-Story, 61,000-Square-Foot Building, 3 East 28th Street, NoMad

The vacant, 12-story former manufacturing building at 3 East 28th Street, in NoMad, is now receiving a $20 million gut-renovation. The 61,325-square-foot structure is being upgraded and modernized to accommodate office and retail tenants, Commercial Observer first reported, and YIMBY has renderings of the project.

Two-Story, 21,000-Square-Foot Boat Sales Business Planned at 2433 Knapp Street, Sheepshead Bay

An anonymous Brooklyn-based LLC has filed applications for a two-story, 21,000-square-foot commercial building at 2433 Knapp Street, located along the Plumb Beach Channel in far-eastern Sheepshead Bay. The structure will house a boat sales business with interior space to showcase eight vessels. The facility will also have off-street parking for 54 cars. Not specified is whether the project will include a dock, but since it’s located along the water, one would hardly be surprising. Steven Schneider’s New Jersey-based Schneider Associates is the architect of record. The 78,000-square-foot property, of which 25,000-square feet is developable, is vacant. In 2014, the site was on the market for $2.3 million. The latest owner acquired it in 2015 for $1.5 million.

It will be out with the old and in with the new in a historic part of Chelsea. On Tuesday, the Landmarks Preservation Commission approved demolition of the existing structures at 21 West 17^th Street and 16 West 18^th Street and the construction of new residential buildings to replace them. The site is between Fifth and Sixth Avenues in the Ladies’ Mile Historic District.

Work Begins on Five-Story, 90-Unit Mixed-Use Development at 662 South 2nd Street, Plainfield, New Jersey

Excavation work is now underway for a mixed-use project on the long-vacant 4.97-acre brownfield site at 662-758 South 2nd Street, in the North Jersey city of Plainfield. That’s in Union County. Under development is a five-story, 90-unit residential building, dubbed The Muse at Grant Avenue, and a single-story, 44,000-square-foot commercial building that will be leased to ABC Supply Company, according to NJBIZ. The units will range from one- to three-bedrooms, and below-market rate units are also included. Amenities include a parking garage, a fitness center, and a community room. The commercial building will serve as a distribution facility, featuring a staging area and 4,000 square feet of accessory office space. J.G. Petrucci Co. Inc. and TD + Partners are the developers. Completion on ABC Supply’s facility is expected later this year, while occupancy of the residential building is scheduled in 2018. The project is the city’s largest mixed-use development in 40 years. The site is located one mile south of NJ Transit’s Plainfield station.

Two-Story, 27,000-Square-Foot Manufacturing Building Planned at 749 East 43rd Street, East Flatbush

Brooklyn-based property owner Albert Faks has filed applications for a two-story, 27,381-square-foot commercial warehouse at 749 East 43rd Street, in southern East Flatbush, located 14 blocks from the Flatbush Avenue-Brooklyn College stop on the 2 and 5 trains. The facility will host food products manufacturing space on the ground floor, and accessory office and storage space on the second floor, according to the Schedule A. The 30-foot-tall structure will rise on a 27,500-square-foot plot currently partially occupied by a single-story warehouse. Permitsto to raze the existing building haven’t been filed yet, which means the new structure will probably rise on the vacant southern portion of the property. Brooklyn-based Felix Pustylnik is the applicant of record.
