Pacific Park Developers Consider Building Office Space At 674 Atlantic Avenue, Prospect Heights

Earlier this month, the developers behind the Pacific Park mega-development in Prospect Park – a partnership between Greenland Holdings and Forest City Ratner – proposed the idea of transferring 1.1 million square feet of development rights to 590 Atlantic Avenue in order to build a massive office tower. Now, another site is under consideration for an office development, according to DNAinfo. It’s the site at the southwestern corner of Atlantic and Sixth avenues – 674 Atlantic Avenue, or 2 Sixth Avenue. A 764-unit, mixed-income residential building, with a mix of rentals and condos along with retail space, has long been approved for the site. Now the developers are seeking to transfer commercial development rights to the location so a second office building could be built. The Empire State Development Corporation would have to approve the transfer of air rights. The change in plans also requires an environmental study, and the affordable residential units that were expected at the site would be built elsewhere.

25-Story Mixed-Use Office Building Now Planned At 68-74 Trinity Place, Financial District

Back during the summer of 2015, YIMBY brought you an update on the ongoing demolition of the five-story structure at 68 Trinity Place and the 25-story building at 74 Trinity Place, in the Financial District. Property owner Trinity Church has long sought to build a 500-foot-tall mixed-use condominium building at the site, but those plans have now been scrapped in favor of a 25-story, 145,000-square-foot mixed-use building with office space rather than apartments. According to The Real Deal, there will be 98,000 square feet of community facility space for the religious organization, fit with classrooms, a fitness center, a café, and meeting rooms. The office space will begin on the 10th floor. Pelli Clarke Pelli Architects, who designed the latest residential proposal, will again be responsible for the design of the office plans.

414 West 15th Street

18-Story, 130,000-Square-Foot Office Building Revealed At 414 West 15th Street, Chelsea

Back in April of 2012, YIMBY reported on applications for a new 25-story hotel at 414 West 15th Street, in Chelsea, and since then the hotel plans underwent revision and were revealed in multiple posts. But the hotel never came to fruition and now the site’s developers – the Boston-based Rockpoint Group, Highgate Holdings, and its property owner, Meilman Family Real Estate – are planning an 18-story, 130,000-square-foot office building, Crain’s reports. The structure will stand 270 feet above street level, and according to the latest filings with the Department of Buildings, there will be 108,469 square feet of commercial space. It will include retail space on the ground and cellar levels, and the rest of the property will be leased as office space. Rockpoint’s adjacent expansion project at 430 West 15th Street, which was recently completed and boasts a total 85,000 square feet of office/retail space, will connect to the new building. CetraRuddy Architecture is designing the office plans. Technically, the foundation has already been poured.
