111 Wall Street’s New Façade Begins Installation in Financial District, Manhattan

Re-cladding work has begun on 111 Wall Street, a 25-story commercial building undergoing renovations in the Financial District. Designed by STUDIOS Architecture and developed by Wafra Capital Partners and The Nightingale Group, the $100 million project involves the replacement of the mid-century façade, a complete overhaul of 1.5 million square feet of office space, and the construction of an expanded lobby and new amenities designed by URBN Playground. Hunter Roberts Construction Group is the general contractor and JLL is handling leasing for the Lower Manhattan property, which is bound by Wall Street and Mannahatta Park to the northeast, Front Street to the northwest, Gouverneur Lane to the southwest, and South Street and the FDR Drive to the southeast.

Demolition Underway for SOM-Designed Skyscraper at 415 Madison Avenue in Midtown East, Manhattan

Demolition is ramping up at 415 Madison Avenue, the site of a 40-story commercial skyscraper in Midtown East. Designed by Skidmore Owings & Merrill and developed by 415 Madison Avenue LLC, the 605-foot-tall tower will yield 343,100 square feet of office space as well as a 350-square-foot ground-floor retail pavilion and a 2,400-square-foot open-air public concourse. The developer sought permits through the ULURP process and will build in compliance with the East Midtown sub-district regulations, with air rights purchased from the landmarked St. Bartholomew’s Church along Park Avenue. PAL Environmental Services is the general contractor and Rudin Management is the owner of the property, which is located at the corner of Madison Avenue and East 48th Street.

Construction is complete on 1245 Broadway, a 23-story commercial building in NoMad. Designed by Skidmore Owings & Merrill and developed by GDSNY and Corem, the 318-foot-tall reinforced concrete structure yields 200,000 square feet of office space with marketing and leasing handled by CBRE. StructureTech NY and Triton Construction led construction on the property, which is located at the corner of West 31st Street and Broadway, a short walk from KoreatownHerald Square, and Madison Square Park.

Construction is full swing on the Terminal Warehouse, a seven-story commercial conversion at 261 Eleventh Avenue in West Chelsea, Manhattan. Designed by COOKFOX Architects and developed by L&L Holding Company and Columbia Property Trust, the $1.25 billion project will overhaul the 121-year-old warehouse structure and yield a mix of Class A office suites, retail space, and dining options. L&L and Normandy Real Estate Partners purchased the Terminal Warehouse in 2018 for $880 million, and CBRE helped to arrange construction funding from the Blackstone Real Estate Debt Strategies platform, Goldman Sachs, KKR, and Oaktree Capital Management. New Line Structures & Development is the general contractor for the property, which is bound by West 28th Street to the north, West 27th Street to the south, Eleventh Avenue to the east, and West Street to the west.

Construction has topped out on Fashion Institute of Technology‘s ten-story New Academic Building at 220 West 28th Street in the Garment District of Chelsea. Designed by SHoP Architects, the 110,000-square-foot structure is engineered to achieve LEED Gold certification and will yield new classrooms, administrative offices, review and exhibition spaces, and a student quad illuminated by skylights. EE Cruz & Company is the general contractor for the Midtown, Manhattan project, which is located between Seventh and Eighth Avenues, within close proximity of Penn StationMadison Square Garden, and Moynihan Train Hall.
