Disney’s Headquarters Continues Ascent at 137 Varick Street in Hudson Square, Manhattan

Construction is continuing to rise on Disney’s 1.2 million-square-foot headquarters at 137 Varick Street in Hudson Square. Alternately addressed as Four Hudson Square, the 22-story, 338-foot-tall steel-framed structure is designed by Skidmore, Owings & Merrill and is being developed by Silverstein Properties. The media giant purchased the full-block parcel from Trinity Church Real Estate for a total of $650 million and Skanska demolished four old structures that occupied the site last summer. Lendlease is constructing the new headquarters, which is bound by Varick Street to the east, Spring Street to the south, Hudson Street to the west, and Vandam Street to the north.

Construction Tops Out at 141 Willoughby Street in Downtown Brooklyn

A new 24-story commercial tower at 141 Willoughby Street in Downtown Brooklyn has officially topped out. From developer Savanna Real Estate, the new property comprises 400,000 square feet with a mix of Class A office space and retail on the lower floors.

The Sapir Organization has partnered with Industrious to create a new co-working office space at 261 Madison Avenue in Midtown, Manhattan. The co-working suite, a former WeWork property, will occupy the building’s ninth and tenth floors or approximately 44,000 square feet.

PENN 2’s Re-Cladding Underway at Two Penn Plaza in Midtown, Manhattan

Work has begun on the re-cladding of PENN 2, a 31-story commercial building at Two Penn Plaza in Midtown, Manhattan. Designed by MdeAS Architects and developed by Vornado Realty Trust, the project involves the replacement of the 53-year-old structure’s dark façade with a much lighter glass enclosure. The 412-foot-tall, 1.61-million-square-foot tower was originally designed by Charles Luckman Associates and stands along Seventh Avenue between West 31st and 33rd Streets, immediately to the east of Madison Square Garden. PENN 2 is one of several buildings in the Penn Station revitalization plan, which YIMBY covered in an article last week.

660 Fifth Avenue’s Re-cladding Continues in Midtown, Manhattan

The new glass curtain wall continues to rise up the sides of 660 Fifth Avenue, a 39-story commercial building in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Brookfield Properties, the project involves interior renovations and the complete re-cladding of the 1957 office tower originally designed by Carson & Lundin. The 1.25 million-square-foot property is located along Fifth Avenue between West 52nd and 53rd Streets and was formerly addressed as 666 Fifth Avenue.

Sven Completes Construction at 29-37 41st Avenue in Long Island City, Queens

Construction is now complete on Sven, a 762-foot-tall skyscraper at 29-37 41st Avenue in Long Island City, Queens. Also known as Queens Plaza Park, the 67-story tower is designed by Handel Architects for The Durst Organization and will yield a total of 958 rental units with interiors designed by Selldorf Architects. Three hundred units are set aside as affordable housing. Hunter Roberts is the general contractor and Jaros, Baum & Bolles Engineering administered the mechanical systems for the project, which is bound by Northern Boulevard to the east, Queens Plaza North and Dutch Kills Green to the south, and 41st Avenue to the west.

125 West End Avenue’s New Façade Begins Installation on Manhattan’s Upper West Side

Work is progressing on 125 West End Avenue, a conversion of an eight-story building into a 400,000-square-foot, state-of-the-art life sciences and research laboratory on Manhattan’s Upper West Side. Designed by Taconic Partners and Perkins+Will, the project involves interior renovations and the installation of a glass curtain wall. 125 West End Avenue was home to the Walt Disney/ABC broadcasting company since 1985, but had sat vacant since January. The structure was originally built as an automotive facility by Chrysler Motor Company and at one point was owned by the New York Times. Taconic and Nuveen Real Estate paid $230 million for the property in late 2019. CBRE is in charge of marketing and leasing the commercial office space, and JRM Construction Management, LLC is the general contractor for the project, which sits at the corner of West 66th Street and West End Avenue, a very short walk to Riverside Park South to the west.

Renderings from Brent Buck Architects offer a first look at a new commercial office building at 118 Waverly Avenue in Clinton Hill, Brooklyn. When complete, five-story structure will comprise approximately 20,000 square feet with an inner courtyard, a series of rear-facing yards, and a single-story parking garage.

Governor Kathy Hochul Reveals Updated Plans And Renderings For Penn Station Overhaul in Midtown, Manhattan

Yesterday afternoon Governor Kathy Hochul revealed numerous new renderings of what the outdated 53-year-old Penn Station and the surrounding Midtown, Manhattan district could soon become. Despite being slightly downsized by 7 percent from former Governor Cuomo’s ten-building master plan, the new proposal still encompasses an incredible 18.3 million square feet of construction and redevelopment. Vornado Realty Trust is the developer of the master plan, which is expected to take four to five years to complete and cost between $6-7 billion.

New York Korea Center Continues to Progress at 122-126 East 32nd Street in Murray Hill, Manhattan

Work is continuing to progress behind scaffolding on the New York Korea Center, a seven-story structure at 122-126 East 32nd Street in Murray Hill. Designed by Samoo Architects and Engineers (SAMOO) and developed by Level Group, the 36,500-square-foot edifice will serve as the headquarters for the Consulate General of the Republic of Korea in New York, which purchased the property in March 2008 at a cost of $15.8 million. This sale also included the use of nearly 4,500 square feet of air rights. Construction took a quite some time to commence, and ground broke in June 2018 for the 120-foot-tall project. KSK Construction Group is the general contractor for the building, which sits between Park Avenue South and Lexington Avenue. The developers are aiming for LEED Certification.
