Norman Foster-Designed 425 Park Avenue Begins to Rise, Midtown East

The blocks of Hudson Yards are the current hotspot for office construction in New York City, with supertall after supertall rising from nothing. But Midtown East might be the only location in Manhattan where major office projects are rising alongside existing fabric. While One Vanderbilt is only beginning to rise above 42nd Street, work is substantially further along at 425 Park Avenue, where Norman Foster’s vision is now climbing past the stump remaining from the site’s former occupant.

Redesign for Hamilton Theater at 3560 Broadway Approved by Landmarks, Harlem

The Landmarks Preservation Commission has approved a revised design by Todd Zwigard Architects for the Hamilton Theater, at 3560 Broadway, in Harlem. YIMBY first saw renderings for the project on Halloween of this year. The site will be repurposed for commercial-retail and office space within the neo-Renaissance theater, with the hope of revitalizing its prominence in the neighborhood.

SHoP Architects Designing Mixed-Use Building at 1508 Coney Island Avenue, Midwood, Brooklyn

SHoP Architects has submitted applications for a major new project at 1508 Coney Island Avenue, in Midwood, Brooklyn. The 10-story mixed-use high-rise will be situated on the major commercial thoroughfare of the area. Eight blocks away is the Avenue M Subway Station, serviced by the Q trains. It should be noted that the project is not close the Coney Island beach boardwalk, which is over four miles away.

Tishman Speyer’s BIG Supertall Ready To Rise at 66 Hudson Boulevard, Hudson Yards

The last time YIMBY reported on progress at 66 Hudson Boulevard was back in September of 2016, when Tishman Speyer filed permits for the 64-story office giant, designed by Bjarke Ingels Group/BIG. Now, demolition has wrapped on the site’s former low-slung structures, which means work can officially begin on the spiraling supertall.

New Design Approved by LPC for 419 Broadway, SoHo, Manhattan

After our first look at Morris Adjmi’s submission to the Landmark Preservation Commission for 419 Broadway back in October, the SoHo building has been approved following a redesign. The accepted proposal has seen a height reduction, as well as a change to the bulkhead.

Proposed Expansion for Landmarked 827-831 Broadway Heads to the LPC, Union Square

Just South of Union Square, on Broadway between East 12th and East 13th Streets, there are two Italianate-inspired buildings from 1866 and 1867, at 827-831 Broadway. Back in 2015, the sites had been purchased for $60 million by the real estate investors Samson Klugman of Quality Capital, and Leo Tsimmer of Caerus Group. They had initially filed permits for a 300-foot-tall commercial space, but that was stopped when the Landmarks Preservation Commission awarded landmark status for the 150-year old construction.

New Renderings for Supertall 45 Broad Street As More Machinery Appears On site

YIMBY last reported on 45 Broad Street when workers arrived and barrier installation began back in September. Now, we have a few fresh renderings for the tower, which also depict what the inside of the open-air mechanical floors will look like. The supertall borrows the technique from 432 Park Avenue, and combined with the intricate bronze exterior, the resulting tower could be one of the most attractive additions to the Lower Manhattan skyline in several decades.

Permits have been filed by an anonymous LLC for a 17-story office building at 710 3^rd Avenue, on the corner of 45th Street and 3rd Avenue, in Midtown East, Manhattan. The development will stand four blocks away from the main entrance to Grand Central Train Station, serviced by the 4, 5, 6, 7, and Shuttle trains, along with all lines on the Metro-North railroad.

Fresh Renderings, $150 Million Construction Loan for Redevelopment of The Dime in Williamsburg, Brooklyn

The redevelopment of the Dime Savings Bank in Williamsburg, Brooklyn, will result in one of the neighborhood’s tallest buildings, and today YIMBY has fresh renderings for the project, designed by Fogarty Finger Architects. Yesterday, The Real Deal reported that Charney Construction & Development and Tavros Capital Partners have acquired a $150 million loan to fund construction and renovation work on the historic bank and new 22-story tower. The developers purchased the site in March of 2016 for $80 million.

Historic Domino Sugar Refinery’s Revised Redevelopment Plans Approved by Landmarks

The Landmark Preservation Commission has approved a new design for the Domino Sugar Factory Refinery building, which is being redeveloped by Two Trees Management Company, and designed by Vishaan Chakrabarti’s Practice for Architecture and Urbanism, aka PAU. The commission made no changes to the proposal, and Two Trees’ Managing Director David Lombino said “Thank you to the Landmarks Preservation Commission for engaging in a productive and thoughtful review, and for supporting this exciting new approach to making the Refinery building the centerpiece of the Domino redevelopment.”
