51-Story, 761-Foot-Tall Office Tower 55 Hudson Yards Rises to 17 Floors

Construction is now 17 floors above street level on the 51-story, 1,269,852-square-foot office tower under development at 55 Hudson Yards, located on Eleventh Avenue between West 34th and 35th streets in the Hudson Yards district. Progress, including façade installation, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the tower’s curtain wall will rise 761 feet above street level, with the top of the bulkhead rising 18 feet higher.



47 Hall Street

Developers File to Convert Eight-Story Industrial Building at 47 Hall Street Into Office Space, Clinton Hill

RXR Realty and Westbrook Partners have filed applications to convert the eight-story, 665,901-square-foot industrial complex at 47 Hall Street, located on the corner of Park Avenue in northern Clinton Hill, into office space. Sections of the basement and first floors will contain retail space, a restaurant, office amenities, and a 31-car parking garage. Office space will fill other parts of the first floor, as well as the entirety of the second through eighth floors. A ninth-floor penthouse expansion is also indicated. In total, the complex will contain 528,301 square feet of commercial space, The Real Deal reported. Marvel Architects is serving as the architect of record.


Tangram

Construction Underway on Tangram’s 13-Story, 192-Unit Residential Building at 133-27 39th Avenue, Flushing

Construction is well underway on a four-building, 1.2-million-square-foot mixed-use development, dubbed Tangram, in downtown Flushing. The project is located on much of the block bound by College Point Boulevard, Prince Street, and 37th and 39th avenues. Work appears to be above street level on the 13-story, 192-unit residential building at 133-27 39th Avenue. The condominium residential units in this building should average 987 square feet, per the latest building permits. Also under construction is a four-level, 377-car underground parking garage.


120 Nassau Street

33-Story, 270-Unit Mixed-Use Project Rises to 24th Floor at 120 Nassau Street, Downtown Brooklyn

Construction is now 24 stories above street level on the 33-story, 270-unit mixed-use building under development at 120 Nassau Street, located on the corner of Jay Street in Downtown Brooklyn. The progress on construction can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the 425-foot-tall tower will measure 312,093 square feet. The base will include 57,904 square feet of commercial space, in the form of retail on the ground floor and office space on floors two through eight. The residential units elsewhere in the tower should average 854 square feet apiece, indicative of rentals. The Clarett Group is the developer and Woods Bagot is the architect. Completion can probably be expected in late 2017.
