The lot at 200 Kent Avenue is now clearing out for a six-story commercial building, for which renderings have also appeared. The project has been shrouded in mystery regarding a potential deal with the Trader Joe’s grocery chain for 18,000 square feet of the ground floor and cellar.
Delancey Street Associates has launched leasing for 350,000 square feet of office space in Essex Crossing. This will be the first significant block of Class-A office space to come to Manhattan’s Lower East Side, and the developers hope the quasi-historic surrounds and combination of new and existing retail will be enough to lure tenants.
The last time YIMBY checked in on progress at Brookfield’s Manhattan West, a little over a year ago, construction had just reached above ground level. Now, the superstructure for the first tower, at 401 Ninth Avenue, is closing in on the halfway mark, and in the past few days, glass installation has also begun.

A few aspects of the building have changed since YIMBY’s last report. Mainly, it will now be a ten-story building, not twelve. This means the project will lose 7,000 square feet, reducing the total area to 30,000 square feet. And now, we have a first glimpse at renderings.
