Three-Story, 18,000-Square-Foot Office Building Filed at 178 Flatbush Avenue, Park Slope

Property owner Joseph Zelik has filed applications for a three-story, 17,882-square-foot office building at 178 Flatbush Avenue, in northern Park Slope, located two blocks from the Atlantic Av-Barclays Center stop on the 2/3/4/5/B/D/N/Q/R trains and Atlantic Terminal. According to the Schedule A, the entire building will host office space and, unfortunately, won’t contain ground-floor retail, though that could always change. Joseph Spector’s Financial District-based Dome Architecture, Design, and Engineering Group is the architect of record. The lot, at the corners of Fifth Avenue and Dean Street, is currently occupied by a single-story commercial building with multiple tenants. Demolition permits were filed in April to remove the building.

Five-Story, 130,000-Square-Foot Medical Building Planned at 150 Park Avenue, Florham Park, New Jersey

Back in March, developers broke ground on a five-story, 256-unit residential complex at 90 Park Avenue, in the North Jersey community of Florham Park. Now, located in the same business park Green at Florham Park, a five-story, 130,000-square-foot medical office building is being planned at 150 Park Avenue. Summit Medical Group and the University of Texas MD Anderson Cancer Center recently signed a lease at the property, which will be home to a cancer treatment center. The Rockefeller Group, the same developer that built the residential project at 90 Park, is developing the medical facility. The building will be located roughly 1.5 miles from NJ Transit’s Madison station, although a large parking lot is also planned.

A building most people think is part of Rockefeller Center will not be growing in the middle just yet. On Tuesday, the Landmarks Preservation Commission did not approve an application to expand two floors of individual landmark 75 Rockefeller Plaza.

Office Conversion Filed for 27-Story, 45,000-Square-Foot Student Dorm at 67 Livingston Street, Brooklyn Heights

Financial District-based Glory Capital has filed applications to convert the 27-story, 92-unit dormitory at 67 Livingston Street, in Brooklyn Heights, into an office building. The 45,143-square-foot, 22-foot-wide building will host office space on the ground through 25th floors. The conversion will include amenities, specifically a fitness center on the second floor and a sky lounge on the 26th floor. The property’s square-footage will remain unchanged. The 182-student dormitory is current being used by the Art Institute of New York City, and their lease expires later this year. H. Thomas O’Hara’s Midtown South-based HTO Architect is the architect of record.

Yesterday, we spotted plans for a six-story office building at 77 Chrystie Street in the Lower East Side.

19-Story, 195,700-Square-Foot Office Tower Filed at 540 Fulton Street, Downtown Brooklyn

Jenel Management has filed applications for a 19-story, 195,705-square-foot office building at 540 Fulton Street, in Downtown Brooklyn. The 305-foot-tall project would contain 173,963 square feet of commercial space, a majority of which will be utilized for offices. The ground-floor office lobby will feature a storage room for nine bikes, and the office space will take up floors three through 19. Retail will fill the rest of the cellar, ground, and second floors. Jonathan Marvel’s TriBeCa-based Marvel Architects is the architect of record. The 110-foot-wide, 18,531-square-foot lot was, until recently, occupied by a two-story, 26,000-square-foot commercial-retail building. According to filings, the building was demolished in December of 2015.

New Developer to Construct Five-Story Office Expansion Atop 20-Story Commercial Building at 685 Fifth Avenue, Midtown

Earlier this week, YIMBY reported on applications to expand, by five stories, the 20-story, 115,000-square-foot multi-use commercial building at 685 Fifth Avenue, located on the corner of East 54th Street in Midtown. It was previously reported that Michael Shvo was in contract to acquire, from property owners General Growth Properties and Thor Equities, 90,000 square feet of office space (the entire office portion). That deal has since fallen through, and now, Gulaylar Group is in contract for the office space, according to The Real Deal. As part of the deal, the new owner will also develop the five-story office expansion. The sale is expected to close later this year. The lower portion of the building is currently undergoing a retail redevelopment. Its 23,400 square feet was leased to Coach in February and will become the retailer’s flagship store.
