Available on NYC Housing Connect are 135 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,875 to $218,010.
Construction has topped out on Edgemere Commons’ second all-affordable housing structure at 5119 Beach Channel Drive in Far Rockaway, Queens. Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities, the company’s affordable housing development platform, and The Arker Companies and Slate Property Group, the 247,000-square-foot structure will yield 237 rental apartments in studio to three-bedroom layouts, with 36 reserved for the formerly homeless, as well as 8,000 square feet of retail space and 7,500 square feet of community facility space. The building, also know as Edgemere Commons Building B1, is situated between Beach 50th and Beach 53rd Streets.
Construction is nearing completion on 130 East 177th Street, a 12-story residential building in Mount Hope, The Bronx. Designed by Marin Architects and developed by HMC Inc, a third-party real estate and financial arm of The Postgraduate Center for Mental Health (PCMH), the 123-foot-tall structure spans 55,987 square feet and will yield 78 rental units with an average scope of 674 square feet, as well as 3,390 square feet of community facility space on the ground floor, a cellar level, six enclosed parking spaces, and a 41-foot-long rear yard. CHC Management Group is listed as the owner of the property, which is located between Grand Concourse to the east and Morris Avenue to the west.

The property is alternately addressed as 170 West 22nd Street and located at the southeast corner of Seventh Avenue and West 22nd Street.
Construction is rising on 335 Eighth Avenue, a seven-story residential building in Chelsea, Manhattan. Designed by COOKFOX Architects and developed by MAG Partners and Mutual Redevelopment Houses, Inc., with financing provided by global holding company Safanad, the structure will span approximately 200,000 square feet and yield 188 rental units in studio to two-bedroom layouts, as well as a 23,000-square-foot Lidl supermarket and additional ground-floor retail space. Thirty percent of the homes will be reserved for affordable housing. The property is located at the corner of Eighth Avenue and West 26th Street within the Penn South affordable housing cooperative, officially known as Mutual Redevelopment Houses.
