Two Bridges Associates Files Permits for 71-Story Skyscraper at 265 South Street on the Lower East Side

Permits have been filed for a 71-story mixed-use skyscraper with affordable Housing at 265 South Street in Manhattan’s Lower East Side. Located adjacent to Rutgers Park between Jefferson Street and Frank T. Modica Way, the lot was previously addressed as 260 South Street. Four blocks north of the site is the East Broadway subway station, serviced by the F train. Two Bridges Associates L.P., a partnership between L+M Development Partners and the CIM Group, is listed as the owner behind the applications.

Construction is rising on 202 East 23rd Street, a 20-story residential building in Kips Bay, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the 90,000-square-foot structure is being built to Passive House standards and will yield 108 units with floor plans ranging from studios to two-bedrooms. Eighty homes will be set at market-rate pricing and the remaining 28 will be designated for affordable housing. KSK Construction Group, LLC is the general contractor for the project, which is located at the corner of East 23rd Street and Third Avenue.

The Willoughby is bound by Willoughby Street to the north, Ashland Place to the east, DeKalb Avenue to the south, and Flatbush Avenue Extension to the west. Hunter Roberts Construction Group is the general contractor for the LIU expansion project.
