Exterior Work Progresses on 100-Percent Affordable Development at 1607 Surf Avenue in Coney Island, Brooklyn

Exterior work is progressing on 1607 Surf Avenue, a ten-story, 100-percent affordable housing building in Coney Island, Brooklyn. Designed by S9 Architecture and Engineering and developed by BFC Partners, the 104-foot-tall structure will span 360,912 square feet and yield 376 rental units spread across 282,095 square feet, as well as 11,000 square feet of commercial space, 9,000 square feet of community space, a cellar level, and a 2,500-square-foot primary care facility run by New York City Health + Hospitals. Coney Island Associates Phase 2 is the general contractor for the $189 million project, which is bound by Surf Avenue to the south, West 16th Street to the east, and West 17th Street to the West.

Construction is rising on 1515 Surf Avenue, a two-tower residential complex in Coney Island, Brooklyn. Designed by Studio V Architecture and developed by LCOR, the project consists of 26- and 16-story structures that will span 470,000 square feet and yield 461 units, with 139 designated for affordable housing, as well as 11,000 square feet of ground-floor retail space. Surf Avenue L/CAL LLC is the owner and LRC Construction is the general contractor for the property, which rises from a 1.5-acre plot bound by Surf Avenue to the south, West 15th Street to the east, and West 16th Street to the west.

Neptune/Sixth Rises Above Street Level at 532 Neptune Avenue in Coney Island, Brooklyn 

Construction is rising on 532 Neptune Avenue, a three-tower residential complex within the Neptune/Sixth master plan in Coney Island, Brooklyn. Designed by Zproekt Architecture and developed by Cammeby’s International Group and Rybak Development, the project consists of a pair of 19-story structures and a 20-story building rising from a two-story podium. The development will yield 499 rental units in studio to three-bedroom layouts spread across 758,600 square feet with 95,000 square feet of amenities, as well as 40,000 square feet of ground-floor retail space, around 21,000 square feet of community facilities, and 535 parking spaces. Thirty percent of the apartments will be set aside for affordable housing. Rybak Development is the general contractor for the property, which is located at the southeast corner of Neptune Avenue and West 6th Street.
