Developers Land $32M Loan for Affordable Housing Tower at 1440 Amsterdam Avenue in West Harlem, Manhattan

Grid Group and Lekas Realty have closed on a $32 million construction loan to complete a high-rise affordable housing property in West Harlem. Located at 1440 Amsterdam Avenue, the property will top out at 26 stories and yield 393 rental apartments, an Associated supermarket on the ground floor, and an enclosed parking garage. The latter includes roughly 120 rent-restricted units, 25 percent of which will be prioritized for current NYCHA residents.

Housing Lottery Launches for 461 Alabama Avenue in East New York, Brooklyn

The affordable housing lottery has launched for 461 Alabama Avenue, a seven-story community facility building in New Lots, Brooklyn. Designed by Newman Design Architects and developed by the city’s Department of Housing Preservation and Development, the structure yields 71 residences. Available on NYC Housing Connect are 19 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $29,760 to $86,460.

Demolition Wraps Up at 25-01 Queens Plaza North in Long Island City, Queens

Demolition work is wrapping up at 25-01 Queens Plaza North, the site of a 26-story residential building in Long Island City, Queens. Developed by Grubb Properties, the 311-foot-tall structure will yield 417 units with 124 dedicated to affordable housing, and 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group is installing all the brick and CMU for the property, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

Elected officials and developers recently gathered to celebrate the commencement of construction at 13-12 Beach Channel Drive in Far Rockaway, Queens. Designed by Urban Architecture Initiatives and developed by BRC and Camber Property Group, the eight-story property will include a mix of 147 deeply affordable units, 100 shelter units with supportive services, tenant amenities, and a community facility.

625 Fulton Street’s Foundations Reach Street Level in Downtown Brooklyn

Construction is set to go vertical on 625 Fulton Street, a 35-story mixed-use tower in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group with $450 million in construction financing from Madison Realty Capital, the structure will yield 1,098 units, 26,000 square feet of retail space, and a parking garage for up to 250 vehicles. Galaxy Developers is the general contractor for the property, which is bound by the 34-story 80 DeKalb Avenue to the north, Fulton Street to the south, Rockwell Place to the east, and Hudson Avenue to the west.

Affordable Housing Development ‘El Borinquen Residences’ Now Complete at 3401 Third Avenue in The Bronx

Developers and city agencies recently celebrated the completed of El Borinquen Residences, a new, deeply affordable property in The Bronx. Located at 3401 Third Avenue in the Morrisania neighborhood, the ten-story building houses 148 affordable apartments, including 29 homes for seniors at or below 30 percent Area Median Income (AMI), and 90 units designated for the formerly homeless and youths aging out of foster care. The latter includes access to on-site supportive services.

Developed by Lo Sardo General Contractors, the structure yields 22,006 square feet and 26 residences. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $63,429 to $215,150.

The affordable housing lottery has launched for 740 Brook Avenue, a nine-story mixed-use building in Woodstock, The Bronx. Designed by Dattner Architects and developed by Phipps Houses with construction financing through NYC Housing Preservation and Development and New York State Homes and Community Renewal, the structure yields 55 residences. Available on NYC Housing Connect are 42 units for residents at 30 to 100 percent of the area median income (AMI), ranging in eligible income from $16,183 to $165,500.

The Paxton’s Façade Nears Completion at 540 Fulton Street in Downtown Brooklyn

Exterior work is nearing completion on The Paxton, a 43-story mixed-use skyscraper at 540 Fulton Street in Downtown Brooklyn. Designed by Marvel Architects and developed by Jenel Management, the 511-foot-tall tower will yield 330,000 square feet with 327 residential units in studio to three-bedroom layouts, 137,075 square feet of commercial space, and 33,000 square feet of retail space in the multi-story podium. M.N.S. is handling sales and marketing for the residential component of the property, which is located by the intersection of Flatbush Avenue and Fulton Street.
