A new Affordable Housing Services (AHS) site has opened at 2736 Creston Avenue in The Bronx, creating nearly 400 deeply affordable homes for New Yorkers in shelter through the AHS initiative in 2024. Created in collaboration between the New York City Department of Social Services (DSS) and The Doe Fund, a not-for-profit human services provider, the structure yields 63 residential units.

Kicking off the top ten on our annual countdown of the tallest buildings under construction in New York is Lumen LIC, a 754-foot-tall residential skyscraper at 23-15 44th Road in Long Island City, Queens. Designed by Hill West Architects and developed by FSA Capital, the 66-story structure will span 855,400 square feet and yield 921 rental units with an average scope of 910 square feet, as well as lower-level office space and 17,400 square feet of ground-floor retail. The residential inventory is planned to include 282 affordable housing units. The property is alternately addressed as 43-30 24th Street and located along 44th Road between 23rd and 24th Streets.
