Foundations Progress For Two-Tower Development at 1 Java Street in Greenpoint, Brooklyn

At number 27 on our annual construction countdown is 1 Java Street, a two-tower residential development along the East River in Greenpoint, Brooklyn. Designed by Marvel Architects and developed and built by Lendlease, which secured a $360 million construction loan at the end of 2022, the project will yield 834 rental units across the two structures, the taller of which will stand 37 stories and 402 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the complex, which is alternately addressed as 18 India Street and occupies a full block bound by India Street to the north, Java Street to the south, West Street to the east, and the India Street pier over the East River to the west.

Westchester IDA Grants Incentives Approval for Senior Housing Project at 136-140 Croton Avenue In Ossining

The Westchester County Industrial Development Agency has given its final approval for financial incentives to support the construction of a $44.5 million affordable housing project designed exclusively for seniors aged 62 and older. The project, called Crescent Manor Ossining, will occupy a currently vacant site located at 136-140 Croton Avenue in Ossining.

Phase Two of The Peninsula Affordable Housing Complex Breaks Ground in Hunts Point, The Bronx

Last week, development partners Hudson Companies, Gilbane Development Company, and MHANY Management Inc. celebrated the groundbreaking of Phase Two of The Peninsula in Hunts Point, The Bronx at the site of the former Spofford Juvenile Detention Center. The two-building development will offer 100-percent affordable housing, as well as commercial, community facility, and open space.

25-01 Queens Plaza North Rises in Long Island City, Queens

Construction is rising on 25-01 Queens Plaza North, a 26-story residential building in Long Island City, Queens. Designed by Handel Architects and developed by Grubb Properties, which purchased the property for $63 million in 2021, the 311-foot-tall structure will yield 417 rental units with 124 reserved for affordable housing, as well as 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group will be responsible for installing nearly 12,5000 square feet of bricks and CMU blocks for the project, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

Housing Lottery Launches for 1000 Lorimer Street in Greenpoint, Brooklyn

The affordable housing lottery has launched for 1000 Lorimer Street, a 10-story mixed-use building at 840 Lorimer Street in Greenpoint, Brooklyn. Designed by Richard Bienenfeld Architects and developed by Shabsi Parnes, the structure yields 74 residences. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,223 to $198,250.

Façade Installation Takes Shape on 2-20 and 2-21 Malt Drive in Hunters Point, Queens

At number 29 on our year-end countdown is 2-20 and 2-21 Malt Drive, a three-tower complex in the Hunters Point South master plan in Hunters Point, Queens. Designed by SLCE Architects and developed by TF Cornerstone, the development consists of a 34-story, 390-foot-tall structure with 575 units at 2-20 Malt Drive and a two-tower building at 2-21 Malt Dive with a 38-story, 440-foot-tall tower and a 25-story, 310-foot-tall sibling collectively housing 811 units. The project will span 1.43 million square feet and yield nearly 1,400 total units, with 30 percent designated for affordable housing, as well as around 25,000 square feet of retail space. Scape is the landscape architect and Bud North LLC and Bud South LLC are the general contractors for 2-21 and 2-20 Malt Drive, respectively, which will rise from a subdivided plot bound by 54th Avenue to the north, Newton Creek to the south, and 2nd Street to the west.

Designed by IMC Architecture and developed by Global Management, the structure yields 45 residences, community facility space, and 13 parking spots. Available on NYC Housing Connect are 14 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $75,738 to $198,250.

Designed by Leandro Dickson of LND Architect and developed by Mordechai Ganzfried, the structure yields 27 residences. Available on NYC Housing Connect are nine units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $111,532 to $165,230.

58 Vanderbilt Avenue Nears Completion in Clinton Hill, Brooklyn

Exterior work is wrapping up on 58 Vanderbilt Avenue, a nine-story residential building in Clinton Hill, Brooklyn. Designed by J Frankl Associates and developed by Bruchy Lefkowitz, the structure will yield 90 residences with 23 units dedicated to affordable housing, as well as 34 parking spaces. Builders Source USA LLC is the general contractor for the property, which is alternately addressed as 205 Park Avenue and located along Park Avenue between Vanderbilt and Clermont Avenues, near the southern border of the Brooklyn Navy Yard.
