Alloy Block’s 100 Flatbush Avenue Continues Ascent in Downtown Brooklyn

Number 29 on our December construction countdown is 100 Flatbush Avenue, a 44-story residential building in the two-tower Alloy Block development in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall structure will yield 441 units with 45 residences dedicated to affordable housing. Urban Atelier Group is the general contractor for the property, which is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

The affordable housing lottery has launched for Melrose North, a 12-story residential building at 341 East 162nd Street in Melrose, The Bronx. Designed by Curtis + Ginsberg Architects and developed by New York City Housing Authority, the structure yields 171 residences. Available on NYC Housing Connect are 67 units for residents at 50 to 80 percent of the area median income (AMI), ranging in eligible income from $0 to $132,400.

Vital Brookdale Affordable Housing Complex Now Complete at 535 East 98th Street in Brownsville, Brooklyn

Construction is complete on Vital Brookdale, a 160-unit affordable and supportive housing development at 535 East 98th Street in Brownsville, Brooklyn. The development team for Vital Brookdale includes Smith & Henzy Affordable Group and The New York Foundling, a non-profit agency founded in 1869 that provides foster care, mental health services, educational programs, and a litany of community support services across the New York City region.

The affordable housing lottery has launched for 571 Ocean Parkway, an eight-story mixed-use building in Kensington, Brooklyn. Designed by Kindo Holdings, the structure yields 29 residences. Available on NYC Housing Connect are nine units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $81,429 to $156,130.

22 Chapel Street Completes Construction in Downtown Brooklyn

Work is complete on 22 Chapel Street, a 20-story residential building in Downtown Brooklyn. Designed by CetraRuddy and developed by Delshah Capital and OTL Enterprises, the 211-foot-tall structure spans 133,181 square feet and yields 180 apartments, with 25 designated for affordable housing, as well as a 5,000-square-foot branch of START Treatment & Recovery Center, New York’s largest independent drug treatment agency. The building also contains 2,000 square feet of ground-floor retail space. Titanium Construction Services was the general contractor for the property, which is bound by Chapel Street to the north, Cathedral Place to the south, Flatbush Avenue Extension to the east, and Jay Street to the west.

CBRE Originates $12.3M Loan to Complete Renovations at River View Towers in Hamilton Heights, Manhattan

CBRE has originated a $12.3 million loan to facilitate an extensive capital improvement and remediation project at River View Towers in Hamilton Heights, Manhattan. Located at 626 Riverside Drive near Riverside Park, the 24-story Mitchell Lama property was completed in 1964 and comprises 385 affordable cooperative units.

Port Chester Officials Approve 185-Unit Rental Property at 208-216 King Street in Westchester County

Local officials have approved proposals to construct a 185-unit rental building at 208-216 King Street in Port Chester, a village in Westchester County. Developed by Regency Port Chester JJV LLC, the property is the latest project set to break ground within the Port Chester Opportunity Zone, an area of the village where developers have access to special incentives meant to offset building and investment costs. The council handling the project includes Anthony B. Gioffre III of Cuddy & Feder LLP, and Bonnie VonOhlsen, AICP RLA, of Kimley-Horn Engineering and Landscape Architecture.
