City Seeks Developers for 200-Unit Affordable Residential Project at 3265 Atlantic Avenue, East New York

The de Blasio administration is looking for a development team to construct up to 200 affordable residential units at 3265 Atlantic Avenue, also known as the Dinsmore-Chestnut site, in the Cypress Hills section of East New York. The 81,175-square-foot site, located on the corner of Chestnut Street, is vacant. The property was excluded from the East New York rezoning approved earlier this year, Crain’s reported. It’s expected that the site will eventually receive an individual rezoning, which would be required if the current plans go forward. The city’s Department of Housing Preservation and Development released a request for proposals yesterday. Proposals are due March 22, 2017.

Second Building for 53-Unit Affordable Project Filed at 18-12 20th Avenue, Astoria

In late November, Related Companies filed applications for a four-story, 21-unit residential building at 19-14 20th Avenue, in the Ditmars section of Astoria. Now the developer has filed applications for a second building: a four-story, 32-unit residential structure, at 18-12 20th Avenue. All 53 of the new residential units will rent at below-market rates to veterans, with 20 percent set aside for homeless soldiers. Gran Kriegel Associates will be responsible for the architecture. Two single-story parking garages will have to be demolished for the new structures. Both buildings will be part of Related’s revamp of the seven-building, 444-unit Marine Terrace residential complex, which will get comprehensive renovation of its own.

13-Story, 157-Unit Affordable Residential Building Nears Topping Out at 530 Exterior Street, Mott Haven

Construction is now underway on the top floor of the 13-story, 157-unit residential building under development at 530 Exterior Street, in the South Bronx’s Mott Haven section. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the building will encompass 151,107 square feet and rise 120 feet to its main roof, not including bulkhead elements. The apartments should average 910 square feet apiece. All of them will rent at below-market rates through the affordable housing lottery. Monadnock Construction is the developer and Dattner Architects is the architect. Completion is anticipated in early 2018, although it appears the project is much ahead of schedule.

Eight-Story, 55-Unit Mixed-Use Building Proposed at 342 Johnston Avenue, Jersey City

RUC Holdings has proposed an eight-story, 55-unit mixed-use building at 342 Johnston Avenue, located on the corner of Whiton Street in the Bergen-Lafayette section of Jersey City. The project will also have ground-floor retail space and 13 off-street parking spaces. There will be 55 apartments, of which 15 percent, or eight units, would be set aside as affordable housing, Jersey Digs reported. It wasn’t disclosed if the market-rate apartments were rentals or condominiums. The corner site is occupied by a small, single-story commercial building. The city’s Planning Board must approve the project for it to proceed.
