Tishman Speyer to Begin Work on All-Affordable Residential Community at 160 Van Cortlandt Park South in Kingsbridge, The Bronx

Tishman Speyer’s TS Communities will bring a fully-affordable residential building to 160 Van Cortlandt Park South in Kingsbridge, The Bronx. TS Communities recently announced it has secured financing and will begin construction in January on the eight-story development designed by Aufgang Architects. The development will be built to Enterprise Green sustainable design standards.

The Brook’s Exterior Nears Completion at 589 Fulton Street in Downtown Brooklyn

At number 15 on our year-end countdown of the tallest construction projects in New York is The Brook, a 601-foot-tall residential skyscraper at 589 Fulton Street in Downtown Brooklyn. Designed by Beyer Blinder Belle and developed by Witkoff Group and Apollo Global Management, the 51-story structure will span 557,973 square feet and yield 591 rental units with an average scope of 827 square feet, as well as 68,693 square feet of retail space, a cellar level, and two floors of recreational and sports amenities. Thirty percent of the units will be reserved for affordable housing. The property is bound by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue diagonally to the east, and Bond Street to the west.

The Maybury Wraps Up Construction At 550 Tenth Avenue in Hell’s Kitchen, Manhattan

At number 17 on our year-end countdown of the tallest buildings under construction in New York is The Maybury, a 520-foot-tall residential skyscraper wrapping up work at 550 Tenth Avenue in Hell’s Kitchen. Designed by Handel Architects and developed by Gotham Organization and Goldman Sachs Asset Management JV, the 47-story structure spans 430,000 square feet and yields 453 rental units, with 137 reserved for affordable housing, as well as 9,000 square feet of lower-level retail space, over 20,000 square feet of amenities, and 26,764 square feet of administrative office space for Covenant House. GO Covenant LLC is the owner of the property, which is located along Tenth Avenue between West 40th and 41st Streets.

625 Fulton Street’s Exterior Nears Completion in Downtown Brooklyn

The 18th-tallest building on our year-end construction countdown is 625 Fulton Street, a 500-foot-tall residential skyscraper in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group with $450 million in construction financing from Madison Realty Capital, the 35-story structure will yield 1,098 rental units, 26,000 square feet of lower-level retail space, and an on-site parking garage for 250 vehicles. The property is alternately addressed as 485 Hudson Avenue and bound by the 34-story 80 Dekalb Avenue to the north, Fulton Street to the south, Rockwell Place to the east, and Hudson Avenue to the west.

Developed by Joy Construction Corporation and Maddd Equities and designed by Aufgang Architects, the structure yields 611 apartments, a suite of amenity spaces, 60,000 square feet of retail on the lower levels, and 120 parking spaces. Available on NYC Housing Connect are 484 units for residents at 30 to 110 percent of the area median income (AMI), ranging in eligible income from $21,566 to $184,470.
