Four-Story, Eight-Unit Residential Building Planned at 111 Troutman Street, Bushwick

Brooklyn-based New Green Holdings has filed applications for a four-story, eight-unit residential building at 111 Troutman Street, in western Bushwick. The structure will measure 7,592 square feet and its residential units should average 686 square feet apiece, indicative of rental apartments. There will be two units per floor, with one of the ground floor units also containing space in the cellar level, and one of the fourth-floor apartments featuring space in a penthouse. Michael Avramides’ Midtown East-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a three-story townhouse. Demolition permits were filed in April. The site is located three blocks from the Myrtle Avenue stop on the J/M/Z trains.

350 East 10th Street

Five-Story, 225-Unit Student Dorm Conversion Moves Forward at 350 East 10th Street, East Village

Singer Financial Corporation is finally moving forward with redeveloping the long-vacant former P.S. 64 facility at 350 East 10th Street, in the East Village, into a 225-unit student dormitory. The developer recently secured a $44 million loan for the project, dubbed University House, Commercial Observer reported. The 152,000-square-foot building, an individual landmark, will be able to accommodate 535 students for the Cooper Union and the Joffrey Ballet School. Amenities include a fitness center, outdoor terraces, storage for 113 bikes, laundry facilities, a student health center, a private study, a lounge, and a café. TriBeCa-based Curtis + Ginsberg Architects is the architect of record. Redevelopment of the property, acquired in 1999 for $3.15 million, has been in legal limbo for the past few years. Exterior alterations to the building were approved by the Landmarks Preservation Commission in June of 2013.

New Renderings Confirm 125 Greenwich Street’s Supertall Status

Less than two weeks ago, the foundation was completed for a new mixed-use tower in the Financial District. Now, new renderings are out for the building going up at 125 Greenwich Street, thanks to the eagle-eyed contributors on the YIMBY Forums, and they would appear to confirm a final height exceeding 1,000 feet, given the tower will stand taller than the nearby 977-foot-tall 4 World Trade Center at 150 Greenwich Street.

12-Story, 186-Unit Mixed-Use Project Tops Out at 411 West 35th Street, Hudson Yards District

Construction has recently topped out on the 12-story, 186-unit mixed-use building under development at 411 West 35th Street, located on the corner of Dyer Avenue in the Hudson Yards District. Photos of the progress have been posted to the YIMBY Forums by ILNY. The latest building permits indicate the structure encompasses 191,702 square feet. There will be 14,586 square feet of retail space and a 981-square-foot doctor’s office on the ground floor. The residential units, beginning on the second floor, should average 875 square feet apiece, although it’s not known if they will be rentals or condos. Amenities include an 80-car underground parking garage, storage for 94 bikes, laundry facilities, an outdoor recreational area on the ground floor, a rooftop terrace, and many other “recreation” and “parcel” rooms (probably consisting of lounges, a fitness center, etc.). YYY Development & Construction is the developer. Gowanus-based Workshop Design + Architecture is the design architect, while Aufgang Architects is serving as executive architect. Completion is expected in early 2017.
