Two-Tower, 516-Unit Project On Hold At 53 Huron Street, Greenpoint

London-based Quadrum Global acquired the 179,000 square-foot development site at 53 Huron Street (a.k.a. 161 West Street), in Greenpoint, back in 2014 for $45.5 million. With the inclusionary housing bonus and an up-zoning, the site could accommodate a roughly 430,000 square-foot development, and Young Kim’s Queens-based Tan Architect has designed such a project. According to Brownstoner, the plans, which are currently on hold, sport 15- and 22-story residential towers with 516 total units. A sky bridge would connect the towers, and a multi-level podium would include parking, a terrace, and probably retail space. It’s not known when the developer will move forward with the project, which would require the demolition of a two-story warehouse.

89 Schenectady Avenue

Four-Story, Seven-Unit Residential Project Filed At 89 Schenectady Avenue, Crown Heights

Brooklyn-based Deutsch Equity, headed by Joseph Deutsch, has filed applications for a four-story, seven-unit residential building at 89 Schenectady Avenue, in eastern Crown Heights, located four blocks away from the Utica Avenue stop on the A and C trains. The 6,170-square-foot project will boast 4,599 square feet in residential space, which means units will average a rental-sized 657 square apiece. It will also feature a rooftop terrace. Brooklyn-based Oleg Ruditser is the applicant of record. The 4,000 square-foot Imani Community Garden currently occupies 89 Schenectady, as well as other adjacent lots.

143 Woodbine Street

Four-Story, Eight-Unit Residential Project Coming To 143 Woodbine Street, Bushwick

Jamaica-based Phoenix Home Realty has filed applications for a four-story, eight-unit residential building at 143 Woodbine Street, in central Bushwick, located three blocks from the Gates Avenue stop on the J and Z trains. The 7,515-square-foot project will have 5,414 square feet in residential space, which means units will average 677 square feet apiece. Queens-based Gerald Caliendo is the architect of record. An existing two-story home must first be demolished.

433 West 53rd Street

Six-Story, 60-Plus-Unit Residential Project Planned At 433 West 53rd Street, Hell’s Kitchen

Emmut Properties has acquired the two-story television studio at 433 West 53rd Street, in Hell’s Kitchen, for $25 million. The 10,000 square-foot block-thru property, with an address also at 442 West 54th Street, will be demolished for two six-story residential buildings, according to The Real Deal. The rental project will have over 60 residential units and could measure as large as 42,000 square feet. Neither a design firm nor a targeted completion date have yet been disclosed.
