Five-Story, 79-Unit Affordable Residential Conversion Complete At 525 West 145th Street, Harlem

Construction is complete on the residential conversion of the former P.S. 186, a previously-dilapidated five-story structure located at 525 West 145th Street, in the Hamilton Heights section of Harlem. The latest photos of the building, dubbed the Residences at PS186, can be seen in a Curbed NY report. The building contains 79 residential units, all of which are renting at below-market rates through the affordable housing lottery. The apartments, ranging from studios to two-bedrooms, should average 1,089 square feet apiece. The Boys and Girls Club of Harlem will occupy 11,000 square feet of space on the ground floor.

Four-Story, Two-Unit Mixed-Use Building Planned At 382 Keap Street, Williamsburg

Brooklyn-based property owner Abraham Schiff, doing business as USA Home Financial, has filed applications for a four-story, two-unit mixed-use building at 382 Keap Street, located at the corner of South 2nd Street in the heart of Williamsburg. The building will measure 5,367 square feet, with 911 square feet of commercial-retail space across the ground and cellar levels, in addition to a 479-square-foot community facility also on the ground floor. The residential units above, spread across three floors and a penthouse level, should average 1,827 square feet apiece, indicative of condominiums.

Four-Story, Eight-Unit Residential Building Filed At 59 West 128th Street, Harlem

Flushing-based KP Developers has filed applications for a four-story, eight-unit residential building at 59 West 128th Street, in Harlem. The project will measure 8,000 square feet and its residential units should average 642 square feet apiece, indicative of rental apartments. One of the apartments on the fourth floor will also feature space in an upper penthouse level. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record. The 18-foot-wide, 1,831-square-foot lot is vacant.

Four-Story, Seven-Unit Residential Building Planned At 27-34 27th Street, Astoria

An anonymous Astoria-based LLC has filed applications for a four-story, seven-unit residential building at 27-34 27th Street, in the heart of Astoria. The project will measure 6,708 square feet and its residential units should average 714 square feet apiece, indicative of rental apartments. Frank Petruso’s Great Neck, N.Y.-based architecture firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story townhouse. Demolition permits have not been filed. The 30th Avenue stop on the N and Q trains is four blocks away.

Twin Three-Story, Two-Family Houses Coming To 42-11 214th Place, Bayside, Queens

A Long Island-based property owner has filed applications for twin three-story, two-family houses at 42-11 – 42-15 214th Place, in central Bayside. The buildings will each measure 3,219 square feet and, across both, the residential units should average 1,091 square feet apiece. Apartments with family-sized configurations are likely in the works. There will also be four off-street parking spaces. Gerald J. Caliendo’s Briarwood-based firm is the architect of record. The 5,000-square-foot site is currently occupied by a two-and-a-half-story house. Demolition permits were filed in July. The Bayside Long Island Rail Road station is three blocks away.

Revealed: 8,400-Square-Foot, Single-Family Mansion At 237 Kings Point Road, Kings Point

YIMBY can reveal renderings for a two-story, 8,404-square-foot, single-family mansion planned at 237 Kings Point Road, in Kings Point. The 45,938-square-foot property is located on the water on Long Island’s North Shore, in Nassau County. An existing 9,000-square-foot mansion currently located at the site must first be demolished. The property also has a dock. It last traded for $7.625 million in 2012, although the current owner’s identity is unclear.

Ground Broken For Renovation Of Martin Luther King Park, Harlem

A groundbreaking ceremony has been held for the $3 million renovation of Martin Luther King Park, located along Malcolm X Boulevard between West 113th and 114th streets in the southern end of Harlem. The park will get entirely new basketball courts, playgrounds, a water play area, and a turf area. Other upgrades include an outdoor fitness center, as well as new vegetation and a comfort station. Quennell Rothschild & Partners is the landscape architect. The project is part of Mayor Bill de Blasio’s Community Park Initiative, where a total of 56 existing parks around the city will see renovations.

Construction Complete On Columbia’s Nine-Story, 557,000-Square-Foot Science Center At 605 West 129th Street, Harlem

Construction is nearly complete on Columbia University’s nine-story, 557,149-square-foot Jerome L. Green Science Center building, located at 605 West 129th Street, on the corner with Broadway in the Manhattanville section of Harlem. The facility was built as the first phase of Columbia’s Manhattanville campus expansion.

216-Unit Redevelopment Proposed For Abandoned 25-Story Building At 440 Elizabeth Avenue, Newark

The Ishay Group is proposing to redevelop the long-vacant, 25-story, 246,600-square-foot Carmel Towers building at 440 Elizabeth Avenue, also known as 203-221 Meeker Avenue, in Newark’s South Ward. The dilapidated tower would contain 216 residential units ranging from one- to three-bedrooms, Jersey Digs reported. Amenities would include a lounge, entertainment room, pool, fitness center, roof deck, and community garden. Mancini Duffy Architecture is behind the renovation’s design. The project must first be approved by the Newark Central Planning Board, which is scheduled to hold a meeting on October 24.

24-Story, 252-Key Hotel Filed At 525 Eighth Avenue, Garment District

Great Neck, N.Y.-based McSam Hotel Group has filed applications for a 24-story, 252-unit hotel building at 525 Eighth Avenue, located between West 36th and 37th streets in Midtown’s Garment District. The tower will encompass 88,127 square feet and rise 213 feet above street level to its roof. Guest amenities include a fitness center, bicycle storage, and a rooftop bar on the 24th floor. There will also be retail space on the ground floor. Gene Kaufman’s Union Square-based architecture firm is the architect of record. The 7,454-square-foot property, at 523-529 Eighth Avenue, is currently occupied by a single-story commercial building. Joseph P. Day Realty Corporation is the property owner.
