Four-Story, Three-Unit Residential Building Planned at 108 India Street, Greenpoint

Property owner Idan Shitrit, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, three-unit residential building at 108 India Street, in Greenpoint. It will measure 6,890 square feet and its residential units should average 1,586 square feet apiece, indicative of condominiums. One apartment will be located on the ground and cellar levels, followed by a duplex apartment on parts of the second and third floors, and a triplex apartment spanning across the rest of the second and third floors in addition to the entire fourth floor. Murat Mutlu’s Midtown South-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a two-story townhouse. Demolition permits haven’t been filed. The site is located three blocks from the Greenpoint Avenue stop on the G train.

New Developer Acquires Site of Planned Four-Story, 10-Unit Residential Project at 21 Powers Street, Williamsburg

An anonymous LLC, based in Valley Stream, N.Y., has acquired the 6,800-square-foot development site at 21 Powers Street, located in the heart of Williamsburg, from Slate Property Group for $5.75 million, the sale’s broker announced Monday. Planned is a four-story, 10-unit residential project, of which YIMBY revealed a rendering roughly a year ago. The latest building applications indicate it will encompass 19,041 square feet. The residential units, which will be condominiums, should average 1,344 square feet apiece. Amenities include a four-car parking garage, laundry facilities, private residential storage space, a fitness center, and a rooftop terrace. Meshberg Group is the design architect, while Grasso Menziuso Architects is serving as the executive architect. Completion is expected in 2017, although a single-story warehouse must first be demolished. The Lorimer Street/Metrpolitan Avenue stop on the G and L trains is located three blocks north.

Six-Story, 68-Unit Residential Building Proposed at 93 Monroe Avenue, St. George

Manhattan-based Maxwell-Kates has proposed to build a six-story, 68-unit residential project at 93 Monroe Avenue, in St. George, located on Staten Island’s North Shore. The developer is seeking a zoning variance from the Board of Standards and Appeals (BSA), DNAinfo reported. The proposal includes roughly double the number of residential units permitted under current zoning and would rise 20 feet above the height cap. The block-thru assemblage consists of four single- and two-story houses. Neither new building applications nor demolition permits have been filed. The lots were acquired for an undisclosed amount in 2015. Staten Island Borough President James Oddo is publicly urging the BSA to reject granting a the variance.

16-Story, 269-Unit Mixed-Use Redevelopment Planned at RKO Keith’s Theatre, 135-35 Northern Boulevard, Flushing

Beijing-based Xinyuan Real Estate has acquired the dilapidating RKO Keith’s Theatre, of which the interior is an individual landmark, at 135-35 Northern Boulevard, in downtown Flushing, for $66 million. Xinyuan plans to redevelop the property into a 16-story, 269-unit mixed-use building dubbed Flushing Square, Real Estate Weekly reported. The project will encompass 372,598 square feet and will host retail space on the ground and second floors. Pei Cobb Freed & Partners will be responsible for the design. Although redevelopment plans were first filed as far back as 2003, the new architect will likely file new permits with the Buildings Department. Regarding the landmarked interior, Pei Cobb Freed will also have to seek approval from the Landmarks Preservation Commission if the firm’s vision differs from those previously approved plans. The site was placed on the market earlier this year after the previous owners, JK Equities, acquired it in 2013 for $30 million.

Seven-Story, 14-Unit Residential Building Filed at 698 Empire Boulevard, East Flatbush

Property owner Jacob Friedman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a seven-story, 14-unit residential building at 698 Empire Boulevard, on the northern edge of East Flatbush. It will measure 22,639 square feet and its residential units should average 1,305 square feet apiece, indicative of condominiums. There will be two units per floor. Ruslan Goycheyev’s Brooklyn-based RSLN Architecture is the architect of record. The 50-foot-wide, 4,600-square-foot assemblage is currently occupied by two two-story rowhomes. Demolition permits were filed in April. The Kingston Avenue stop on the 2/3 trains is located seven blocks away.
