Four-Story, 51-Key Hotel Planned At 38-22 28th Street, Long Island City

Applications for a hotel development date as far back as 2012 at 38-22 28th Street, in northern Long Island City, but the developer — Long Island-based Amit Veeramachaneni — has since withdrawn those and filed for fresh permits. The hotel will rise four stories and contain 51 rooms, which will spread across 14,036 square feet, averaging 275 square feet apiece. Flushing-based Michael Kang is designing, and two small townhouses were demolished in 2014 to make way for the project.


85 Attorney Street

Six-Story, 11-Unit Conversion & Expansion Tops Out At 85 Attorney Street, Lower East Side

A two-story addition to an old four-story factory appears to be topped-out at 85 Attorney Street, on the Lower East Side, per Bowery Boogie. Once complete, the six-story, 10,000 square-foot residential building will contain 11 units averaging 909 square feet apiece. A roof terrace will be located above the sixth floor. Morris Platt is the developer, and Joseph Pell Lombardi is reportedly the architect of record, although Yoram Finkelstein is listed as the latest applicant on permits. Completion in 2016 seems likely.


16 West 40th Street

New Rendering Of 33-Story Mixed-Use Project At 16 West 40th Street, Midtown

YIMBY reported on the initial applications filed in January of 2014 for a 33-story mixed-use building at 12-20 West 40th Street, on Bryant Park, and the project’s latest renderings surfaced last spring after multiple redesigns. Now, The New York Times has more details, stating the 33-story structure will contain roughly 230 hotel rooms from floors two through 15, and 57 condos beginning on the 16th floor. Retail space and a restaurant will operate on the ground floor. HFZ Capital Group is developing, while British architect David Chipperfield is designing, and sales are expected to begin this October, with completion scheduled for early 2017.


2-21 27th Avenue

Seven-Story, 20-Unit Residential Project Planned At 2-21 27th Avenue, Astoria

Eli Nahmais, doing business as Long Island City-based Elmm Realty LLC, has filed applications for a seven-story, 20-unit residential building at 2-21 27th Avenue, in the Hallets Point section of western Astoria. The building will measure 14,460 square feet in total, which translates into average units of 723 square feet, indicative of rentals. Flushing-based Frank Quatela is the architect of record, and demolition commenced earlier this summer to remove a two-story brick house and adjacent garage.


New York Public Library

Mecanoo To Lead New York Public Library Renovations At Bryant Park, Midtown

The New York Public Library Main Branch, located at 5th Avenue and 42nd Street, in Midtown, has selected the Netherlands-based architecture firm Mecanoo to design the building’s $300 million renovation, according to the New York Times. Beyer Blinder Belle will serve as the architect of record, and the 645,680 square-foot-building will receive new interiors. More space will also be opened to the public. Last year, the library abandoned planned renovations that would have been led by Norman Foster.
