Asian Americans for Equality Files Seven-Story, 88,700-Square-Foot Office Building at 133-04 39th Avenue, Flushing

The Asian Americans for Equality Community Development Fund (AAFE CDF) has filed applications for a seven-story, 88,749-square-foot mixed-use commercial building at 133-04 39th Avenue, located at the corner of College Point Boulevard in downtown Flushing. The new building will feature retail space on the ground floor, followed by 18,142 square feet of non-profit community facility space on the second, third, and fifth floors, and office space on the fourth, sixth, and seventh floors. The retail and office space will add up to 42,986 square feet. A 72-car parking garage will be located underground. Midtown East-based JCJ Architecture is the architect of record. The 13,388-square-foot property is currently occupied by a single-story commercial building. Demolition permits were filed in April. The Flushing-Main Street stop on the 7 train is two blocks away.

13-Story, 157-Unit Affordable Rental Building Rises to Fourth Floor at 530 Exterior Street, Mott Haven

Construction is up to the fourth floor on the planned 13-story, 157-unit residential building being developed at 530 Exterior Street, located on the western end of Mott Haven. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the project will eventually rise 120 feet above street level and measure 151,107 square feet. All of the project’s residential units will rent at below-market rates through the affordable housing lottery. They will average 910 square feet apiece and will be accommodated by amenities including, but not limited to, a fitness center, an outdoor recreational area behind the building, 50 off-street parking spaces, and laundry facilities. Monadnock Construction is the developer and Dattner Architects is behind the design. Completion is expected in early 2018.

715 Dobbs Ferry Road

Plans Presented for Three-Story, 101-Unit Senior Housing Building at 715 Dobbs Ferry Road, Greenburgh

Capital Seniors Housing LLC is now presenting plans to the Greenburgh Town Board for their three-story, 101-unit senior housing project at 715 Dobbs Ferry Road, in Greenburgh. That’s a town in southern Westchester County. The building will measure 90,651 square feet, according to Westfair. There will be 71 assisted living units ranging from studios to two-bedrooms or 350 square feet to 900 square feet. Five of the assisted living units will be designated as affordable. In addition, there will be 30 memory-care units ranging from studios to one-bedrooms or 350 square feet to 650 square feet. The building will be surrounded by a 67-car parking lot. Supportive services will be included. The presentation comes after the town board, in December, approved a deal to sell the property to the developer for $3.5 million. The 6.89-acre site, once home to Frank’s Nursery & Crafts, must first be remediated. Meyer Design is behind the architecture.

Nine-Story, 12-Unit Mixed-Use Building Filed at 441 West 37th Street, Midtown West

Happy Living Development has filed applications for a 12-story, nine-unit mixed-use building at 441 West 37th Street, in Midtown West. The project will measure 19,441 square feet in its entirety. Part of the ground floor will contain a 357-square-foot doctor’s office. The rest of the ground floor and the second floor will host a single duplex unit, followed by full-floor apartments on the third through eighth floors. Two duplex apartments will be located across the ninth through 12th floors. The units should average 1,647 square feet apiece, indicative of condominiums. Amenities will include private residential storage space, bike storage, “recreation space” on the second floor, and a rooftop terrace. De-Jan Lu’s Greenwich Village-based architectural firm is the architect of record. The 25-foot-wide, 2,468-square-foot lot is currently occupied by a two-story commercial building. Demolition permits haven’t been filed. The nearest subway station is the 34 St – Hudson Yards terminus of the 7 train.

10 Huron Street

39-Story, 640-Unit Mixed-Use Tower Rises to 16th Floor at 10 Huron Street, Greenpoint

Since standing four stories in height back in May, the 39-story, 640-unit mixed-use complex under development at 10 Huron Street and 19 India Street, in Greenpoint, has grown 12 stories, as seen in photos taken earlier this month by NY Construction Photography. The main tower will eventually climb to 392 feet above street level, with the entire complex to measure 716,982 square feet. There will be 19,324 square feet of ground-floor retail and 3,802 square feet of medical offices. The floors above will host the residential units, averaging 894 square feet apiece, of which 20 percent (128 units) will rent at below-market rates through the affordable housing lottery. The residential amenities are listed in YIMBY’s previous update. Mack Real Estate Group and Palin Enterprises are the developers. Ismael Leyva Architects is behind the design and completion is expected by 2018.
