14-Story, 100-Unit Mixed-Use Building Rises to Eighth Floor at Essex Crossing’s 175 Delancey Street, Lower East Side

The 14-story, 100-unit mixed-use building under development at 175 Delancey Street, on the Lower East Side, is now eight stories above street level, which is a seven-story increase since April. A photo of the construction progress can be seen via the YIMBY Forums by Tectonic. The latest building permits indicate the structure will measure 177,950 square feet. The project’s four-story base will host a 55,000-square-foot medical facility run by NYU Langone Medical Center, 6,060 square feet of retail on the ground floor, a 24,000-square-foot educational facility, a 13,000-square-foot senior center fit with a coffee shop, and a 4,000-square-foot garden terrace. There will be 100 affordable senior housing units on the 10 floors above. Amenities include laundry facilities and storage for 57 bikes. Delancey Street Associates, comprised of L+M Development Partners, Taconic Investment Partners, and BFC Partners, is the developer. Dattner Architects is designing. The building is Site 6 of the Essex Crossing mega-development, and completion of this component is expected in 2017.

Twin Two-Story, Two-Family Houses Coming to 148-11 15th Avenue, Whitestone

Queens-based property owner Bi Quan Zhou has filed applications for two two-story, two-family houses at 148-09 – 148-11 15th Avenue, in Whitestone. Each will measure 2,109 square feet and their full-floor residential units should average 1,054 square feet apiece, indicative of family-sized configurations. Amenities include laundry facilities in the cellar and storage space, located in the cellar and attic areas. Each house will also include separate two-car, 315-square-foot garages in the back of the property. Fu Ky’s Flushing-based Flushing Engineering Services is the applicant of record. The 75-foot-wide, 7,500-square-foot plot is currently occupied by a two-story, single-family house. Demolition permits were filed in March.

Six-Story, Seven-Unit Mixed-Use Building Filed at 1358 Odell Street, Parkchester

Woodside-based property owner Jakey Patwari, head of New Haven Co. of NY Inc., has filed applications for a six-story, seven-unit mixed-use building at 1358 Odell Street, in the East Bronx’s Parkchester section. The structure will encompass 13,475 square feet. It will feature 2,229 square feet of commercial space and 2,191 square feet of community space across the cellar through second floors (likely for retail and medical offices), followed by seven residential units across the third through sixth floors. The units should average 807 square feet apiece, indicative of rental apartments. Ling Li’s Flushing-based architectural firm is the architect of record. The 25-foot-wide, 2,575-square-foot property is currently vacant. It’s located two blocks from the Castle Hill Avenue stop on the 6 train.

Five-Story, 10-Unit Residential Building Planned at 30-18 14th Street, Astoria

Queens-based property owner Tajuddin Takoor has filed applications for a five-story, 10-unit residential building at 30-18 14th Street, in western Astoria. The structure will measure 9,378 square feet and its residential units should average 773 square feet apiece, indicative of rental apartments. There will be a single apartment on the ground floor, followed by three units each on the second, third and fourth floors. One of the fourth-floor apartments will be a duplex and will also take up the entire fifth floor. Murat Mutlu’s Garment District-based architectural firm is the architect of record. The 39-foot-wide, 3,908-square-foot lot is currently occupied by an attached two-story house. Demolition permits have not been filed. The 30th Avenue stop on the N/Q trains is seven blocks away.

170 Eleventh Avenue

22-Story, 140-Unit Mixed-Use Building Planned at 170 Eleventh Avenue, West Chelsea

Related Companies is in contract to acquire, for an undisclosed amount, the assemblage of properties at 170 Eleventh Avenue, 548-552 West 23rd Street, and 555 West 22nd Street, in West Chelsea. The developer plans to build a 22-story, 140-unit mixed-use building at the site, Curbed NY reported. New building permits have not yet been filed with the Buildings Department, although early estimates put the size of the project at 288,000 square feet. It’s unclear what the other building use will be, although both commercial and community facility space are allowed by zoning. If all four existing buildings, which range from one- to three-story commercial structures, are razed, the site would be able to accommodate a maximum 291,324 square feet of mixed-use development as-of-right. An additional 70,000 square feet of air rights are being acquired and transferred to the site, probably to increase the amount of residential space that can be built. As the assemblage spans across different zoning district, the Department of City Planning must approve the air rights transfer.
