Bluestone Group, Altmark Capital, and Princeton Holdings have acquired, for $14.1 million, the six-story, 84,650-square-foot industrial building at 780 East 135th Street, in Port Morris, located five blocks from the Cypress Avenue stop on the 6 train. The previous owner was using the building as a storage facility, although the property is being delivered vacant. The new owners are considering converting it into creative office space or artists’ lofts, according to Commercial Observer. The exact plans for the structure have not yet been finalized or official disclosed.

Queens-based Mar and Mostak Inc. has filed applications for two two-story, two-family houses at 107-46 – 107-48 Union Hall Street, in Jamaica, located five blocks from the Jamaica Center-Parsons/Archer Station in the E/J/Z trains. Each will measure 4,441 square feet, and, across both structures, the full-floor residential units should average 1,480 square feet apiece. The apartments will likely be geared towards families, and each unit will come with an off-street parking space. Akeeb B. Shekoni’s Jamaica-based Askon Architects is the architect of record. The 66-foot-wide lot is currently occupied by a two-story house. Demolition permits were filed in March to remove it.

The new structure would measure 3,703 square feet and would rise from a 17-foot-wide, 1,615-square-foot vacant lot. The units would average a spacious 1,851 square feet apiece, with the first unit occupying the ground and second floors, and the other occupying the upper two levels. The ground floor will also have an enclosed parking space. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record.

An anonymous LLC has filed applications for an 11-story, 11-unit residential building at 1402 York Avenue, located between East 74th and 75th streets on the Upper East Side. The structure will measure 21,185 square feet, which means its residential units should average a spacious 1,926 square feet apiece. The apartments will have full-floor configurations, and condominiums must be in the works. Amenities include private residential storage, storage for six bikes, and a fitness center. Midtown South-based Kossar + Garry Architects is the architect of record and will likely be designing the building. The 20-foot-wide, 1,960-square-foot site is currently occupied by a two-story building. Demolition permits were filed in December to knock it down.

Jack Resnick & Sons is planning to renovate and reposition the nine-story, 481,184-square-foot office building at 315 Hudson Street, in Hudson Square. FXFOWLE Architects will be designing the renovation, which will include a 10,000-square-foot landscaped rooftop terrace, a redesigned lobby, upgraded mechanical equipment and elevators, and new windows, according to Real Estate Weekly. New amenities include bike storage space with locker rooms. The property boasts 52,000-square-foot floor plates, and the top five floors (or 225,000 square feet of contiguous space) is slated to be ready for occupancy in early 2019. Other portions of the LEED-certified building, which contains ground-floor retail, are available for immediate occupancy.
