80-Story, 815-Unit Condominium Tower Rises Above Street Level At 252 South Street, Lower East Side

In October, complete renderings were revealed of Extell Development’s 80-story, 815-unit condominium tower at 252 South Street, in the Two Bridges section of the Lower East Side. At the time, foundation work was the main focus, but now the core of the tower is beginning to rise and is above street level, Bowery Boogie reports. The project is dubbed One Manhattan Square and being designed by Adam Associates. It will include 90,000 square feet of amenity space in total and a separate 13-story, 205-unit affordable residential building. There will also be roughly 20,000 square feet of retail space. Completion is expected in 2019.

Six-Story, 10-Unit Mixed-Use Building Filed At 2213 65th Street, Mapleton

Brooklyn-based David Ogorek has filed applications for a six-story, 10-unit mixed-use building at 2213 65th Street, in Mapleton, located a block from the Bay Parkway stop on the N train. The project will encompass 16,033 square feet and will include 2,000 square feet of commercial space on the ground floor for retail and offices. Residential units will begin on the second floor and should average a relatively spacious 1,000 square feet apiece. Manuel Pereiras’ Union City, New Jersey-based Pereiras Architects Ubiquitous is the architect of record. The 40-foot-wide site is currently home to a single-story restaurant.

Queens-based Hamiltron Enterprises has filed applications for a two-story, 10,822 square-foot mixed-use building with commercial and community facility space at 110-38 Springfield Boulevard, in Queens Village, located in eastern Queens. There will be 4,980 square feet of ground-floor retail space and three separate community facility spaces, together totaling 5,842 square feet, on part of the ground floor and the entire second floor. Queens-based RLD3 Engineering is the applicant of record. Permits were filed in January to demolish the existing auto-body shop.

Two Three-Story, Two-Family Residential Buildings Coming To 43-14 212th Street, Bayside

Ming Hai Wang has filed applications for two three-story, two-family residential buildings at 43-12 – 43-14 212th Street, in central Bayside, located four blocks from the neighborhood’s Long Island Rail Road station. Each new building will measure 3,519 square feet in total, with one unit located on the ground floor and the other occupying part of the second floor and the entire third floor. The second floors in each structure will have 192 square-foot outdoor terraces that will be accessible to both units. Flushing-based John Chen is the architect of record. Demolition permits were filed last year to raze the site’s two-and-a-half-story house.

Xiao Hua Zhou has filed applications for a four-story, seven-unit residential building at 112-42 38th Avenue, in North Corona, located three blocks from the 111th Street stop on the 7 train. The structure will measure a total 5,500 square feet and units will average a rental-sized 785 square feet apiece. Each floor will contain two units except the top floor, where there will only be one unit. Flushing-based John Chen is the architect of record. Demolition permits were filed in June of 2015 to remove the existing single-story house from the 25-foot-wide lot.
