Four-Story, Two-Unit Townhouse Filed At 1549 St. Lawrence Avenue, East Bronx

Property owner Sean Coyne has filed applications for a four-story, two-unit residential building at 1549 St. Lawrence Avenue, just south of Van Nest, located four blocks from the East 180th Street stop on the 2 and 5 trains. The building will measure just 2,673 square feet, and a single unit will be located on the ground floor, while the second will span the second and third floors; the fourth floor will house an enclosed terrace. Nikola Martinovic’s Hell’s Kitchen-based INM Architects is designing, and the lot is currently vacant.


407 Ocean View Avenue

Four-Story, Six-Unit Residential Building Planned At 407 Ocean View Avenue, Brighton Beach

Leonid Berlinkov, doing business as an LLC, has filed applications for a four-story, six-unit residential building at 407 Ocean View Avenue, in Brighton Beach, two blocks away from the Brighton Beach stop on the B and Q lines. The building will total 4,246 square feet, which means units will average a rental-sized 708 square feet apiece, although the residence on the fourth floor will also include a fifth-floor penthouse. Coney Island-based Zarina Ross’s Arcon Studio is the applicant of record, and permits were filed to demolish the existing single-story house in April.


29-28 Newtown Avenue

Five-Story, Nine-Unit Residential Building Planned At 29-28 Newtown Avenue, Astoria

John Kivotidis, head of Kivo Realty, has filed applications for a five-story, nine-unit residential building at 29-28 Newtown Avenue, in central Astoria, two blocks from the N and Q trains’ stop at 30th Avenue. The building will total 6,388 square feet, which means units will average a rental-sized 710 square feet apiece. Sugnam Chang’s Bensonhurst-based Basic Groups Corp. is the applicant of record, and an existing single-story building must first be demolished.


One° 15 Brooklyn Marina

Construction Starts on Eight-Acre, 140-Slip Marina In Brooklyn Bridge Park, Brooklyn Heights

Construction has started on an eight-acre, 140-slip marina between Piers 4 and 5 in Brooklyn Bridge Park, in Brooklyn Heights, according to The Wall Street Journal. Edgewater Resources LLC and SUTL Group are building the marina, and instead of drilling into the seabed, concrete blocks and Seaflex cord are being used to anchor the dock. The boating dock is being dubbed One° 15 Brooklyn Marina, and 145 people have already signed memberships with the developers. Opening is expected next spring.


1221 Forest Hill Road

Three-Story, 25,900 Square-Foot School Planned At 1221 Forest Hill Road, New Springville

Staten Island-based United Land Construction has filed applications for a three-story, 25,887 square-foot school at 1221 Forest Hill Road, in New Springville, on Staten Island. The building will include classrooms, offices, a cafeteria, gymnasium, auditorium, library and pool, according to the schedule A. It’s going to be built on an 85-foot-wide lot on the periphery of the neighborhood, which currently borders woods, and a small home must first be demolished. Stanley Krebushevski’s SMK Architect is the applicant of record.
