Twin 15-Story Mixed-Use Development Almost Finalized on Long Beach

The LI Herald reports developer iStar FM Loans LLC is finalizing deals with City Council for their planned two-building, 15-story mixed-use development spanning the vacant parcel 100-198 East Broadway, on Long Beach’s waterfront. Retail space will measure 11,000 square feet, and 522 residential units were approved for. Construction is expected to begin once tax abatements have been approved by the Nassau County Industrial Development Agency.

10-Unit Mixed-Use Building Coming to 349 Kent Avenue, Williamsburg

Eugene Bushinger, doing business as 351 Kent Realty LLC, has filed applications for a six-story, 10-unit mixed-use building measuring 8,723 square feet at 349 Kent Avenue, near the Williamsburg Bridge on the waterfront. Wai Man Chow, of Workshop Design + Architecture, is designing, and a retail component measures 923 square feet. The existing single-story structure passed pre-demolition inspection in April.

Townhouse Being Expanded for Seven Units at 4 West 126th Street, Harlem

Joseph Aizer is expanding and renovating the existing four-story townhouse at 4 West 126th Street, in central Harlem, to six stories and 6,220 square feet, accommodating seven residential units. Construction is currently on-going, reports Harlem + Bespoke, and David Turner is designing.

Five-Story Hotel Still Planned for Vacant Lot At 529 President Street, Gowanus

Newly filed construction applications have revived plans filed in 2013 at the vacant parcel spanning 529-543 President Street, in Gowanus, where RJ Hospitality is to construct a five-story, 101-key hotel measuring roughly 31,100 square feet. Raymond Chan is designing, and the site’s former single-story predecessor had been demolished in 2008.

Joseph Sarcona has filed applications for twin two-story, single-family homes — each measuring 2,100 square feet — spanning the lots 143-145 Arthur Avenue, in Arrochar, located just south of the Verrazano-Narrows Bridge on Staten Island. Brownstoner reports that the six-story, five-unit mixed-use building at 79 Grand Street in Williamsburg has topped-out. A retail component will measure nearly 1,590 square feet on the ground level, and Philip Toscano Architects is designing. The nearly 8,000 square-foot building is currently getting its façade, and completion is likely later this year.

Five Buildings Totaling 15 Units Planned for 1629-1637 43rd Street, Borough Park

Newly filed construction applications have helped realize Geneva Partners’ development plans for an assemblage of lots spanning 1629-1637 43rd Street, in eastern Borough Park near Kensington. Five three-story buildings will hold 15 units, which will be divided across 19,500 square feet of residential space. Kenneth Thomas is designing, and three dilapidated 2.5-story structures were demolished this past March.
