Jack Aini, doing business as an anonymous LLC, has filed applications for a four-story, 8,000 square-foot mixed-use commercial building at 2799 Coney Island Avenue, in southern Sheepshead Bay, six blocks from the B and Q trains’ stop at Sheepshead Bay Road. On the cellar level and fourth floor, a relatively large daycare facility will operate and will have access to outdoor rooftop space. Healthcare facilities and offices will be located on the second and third floors, and a lobby and parking garage will take up the ground floor. Robert Palermo’s Corporate Design of America is the architect of record, and an existing three-story building must first be demolished.

Astoria-based Spartan Quality Corp. has filed applications for a six-story, 14-unit mixed-use building at 30-12 21st Street, in western Astoria, six blocks west of the 30th Avenue stop on the N and Q trains. The building will measure 12,035 square feet, and will include 975 square feet and 1,078 square feet of retail and community space, respectively, on the ground floor. Beginning on the second floor, apartments will average a rental-sized 713 square feet apiece. New Jersey-based T.F. Cusanelli & Filletti Architects is the applicant of record, and an existing two-story townhouse must first be demolished.

Neglected 12-Story Office Building At 155 West 23rd Street Getting Renovation, Midtown South

The Kaufman Organization and Goldman Sachs have paid $45 million for a 99-year ground-lease on 155 West 23rd Street, in Midtown South, which is owned by Gary Barnett. Crain’s reports the existing 12-story, 82,000 square-foot office building will undergo a $10 million renovation immediately, which will include fixes to the roof, windows, and interior. Completion is expected by 2016, and ground-floor retail space will also be included.

Six-Story, 39-Unit Residential Project Wraps Up At 11-35 45th Avenue, Long Island City

In the middle of 2014, the six-story, 39-unit residential project began construction at 11-35 45th Avenue, in Long Island City, and today, the building is nearly finished, according to The Court Square Blog. The building has been topped-out for a while, but now the façade is mostly up, with work still ongoing on the roof and balconies. Units will average 769 square feet apiece, and completion is tentatively scheduled for next spring. George Xu is representing an anonymous developer, and Flushing-based Raymond Chan is the architect.

Property owner Robert Balter has tasked Eastern Consolidated to market the vacant three-story, 4,900 square-foot building at 216 Bowery, in Nolita, according to Commercial Observer. The property is being advertised as a development site, and a new building could measure 15,000 square feet. The marketing team estimates the building is likely to fetch north of $4.1 million.
