Two Five-Story Condo Buildings Planned At 5-18 51st Avenue, Long Island City

Property owner Shahram Nassi has filed applications for two five-story, three-unit residential buildings at the vacant lots of 5-18 – 5-20 51st Avenue, in Hunts Point, Long Island City. The buildings will measure nearly 5,000 square feet, which means units will probably be condos, averaging 1,665 square feet. One duplex unit will share the first floor with the lobby and then take up the entire second floor. Another will occupy the third floor, and the last duplex will span the fourth and fifth floors. Issac & Stern Architects is designing.

Three-Family Development Replacing Single-Story Home At 121-10 149th Avenue, South Ozone Park

Rajpreet Kaur has filed applications for a three-unit residential development spanning the lots of 121-10 – 121-14 149th Avenue, in South Ozone Park, northeast of JFK Airport. Consisting of two 2,250 square-foot, two-story buildings, one will function as a single-family home, while the other will be a two-family building. Manish Savani is the architect of record, and the site’s former single-story home — acquired in 2014 for $870,000 — was demolished earlier this month.


78-01 Linden Boulevard

Retail & Office Hub At 78-01 Linden Boulevard Slated For Completion By 2016, Lindenwood

Bawabeh Realty Holdings is currently constructing a multi-building, 250,000 square-foot commercial hub — dubbed Linden Center — at 78-01 – 79-99 Linden Boulevard, in Lindenwood, Queens. There will be two double-story buildings and another single-story structure. The complex is currently 70% leased, with more than 18 retail leases, including a 45,000 square-foot LA Fitness. A small office portion is also planned, and completion is expected by 2016, according to The Real Deal.


321 Merrick Road

Regal Cinemas At 321 Merrick Road On Track For 2017 Completion, Lynbrook

After gaining the Village’s approval in May, Regal Cinemas and Blumenfeld Development Group are now awaiting approval from the Nassau County IDA before beginning construction on a 70,000 square-foot, 77-foot-tall cinema at 321 Merrick Road, in Lynbrook. The project now calls for the demolition of the existing two-story building to make-way for the new structure, which will include 13 screens and 1,660 seats, according to the Herald. Demolition is expected to begin this Fall, with completion estimated in early 2017.


438 East 12th Street

Excavation Begins At 438 East 12th Street, Site of Six-Story, 82-Unit Mixed-Use Building, East Village

Excavation has kicked-off at the block-thru site at 438 East 12th Street, in the East Village, where Douglas Steiner plans a six-story, 82-unit mixed-use building, according to EV Grieve. The building will measure a total 117,170 square feet, which includes ground-floor retail and community space spanning 8,375 and 960 square feet, respectively. The condominium units will average 1,315 square feet each, and S9, an affiliate of Perkins Eastman, is designing. Completion is slated for mid-2017.
