Two-Story, 7,500-Square-Foot Multi-Use Commercial Building Filed at 13-19 37th Avenue, Long Island City

Property owner Pushpinder Verma has filed applications for a two-story, 7,500-square-foot multi-use commercial building at 13-19 37th Avenue, in the Ravenswood section of Long Island City. The project will feature retail on the ground floor and medical offices on the second floor. There will be 5,000 square feet of commercial space, which means each component of the building should average 2,500 square feet. Rajendra Parikh’s Hudson Square-based Metropolitan Building Consulting Group is the applicant of record. The 25-foot-wide, 2,500-square-foot lot, located on the corner of 14th Street, is currently vacant. The site’s last occupant, a single-story commercial structure was demolished back in 2005.

Seven-Story, 17-Unit Affordable Residential Building Complete at 424 West 55th Street, Hell’s Kitchen

Back in July of 2014, YIMBY revealed an initial rendering of the planned seven-story, 17-unit all-affordable residential building at 424 West 55th Street, in Hell’s Kitchen. At the time, we reported that excavation was underway at the site. The 21,339-square-foot building has since been entirely constructed and applications for the apartments are now available, according to DNAinfo. The rental apartments should average 1,082 square feet apiece and will range from studio to three-bedroom configurations. Amenities will include storage for nine bicycles, laundry facilities, and an outdoor recreational area behind the building on the ground floor. Arker Companies is the developer and Aufgang Architects is behind the design. Occupancy is expected this summer.

300 Livingston Street

25-Story, 714-Unit Mixed-Use Project Rises Above Street Level at 300 Livingston Street, Downtown Brooklyn

Back in April, new details were revealed of the 25-story, 714-unit mixed-use building under development at 300 Livingston Street, in Downtown Brooklyn. Now, the project has risen above street level, as seen in photos by Tectonic, which were taken a back in May. As previously reported, the building will eventually encompass 734,312 square feet. It will feature 55,000 square feet of retail on the ground and cellar levels, followed by residential space beginning on the second floor. The apartments should average 790 square feet apiece, indicative of rental apartments, and 143 of them (20 percent) will rent at below-market rates through the housing lottery. Amenities include a 128-car underground parking garage, laundry facilities, a yoga room, storage for 357 bikes, a pet grooming room, an outdoor terrace on the second floor (likely a courtyard), and a children’s playroom. TF Cornerstone is the developer, while Handel Architects is behind the design. Completion is expected in 2017.

Steel Rises for 11-Story, 94-Unit Mixed-Use Condo Building at 196 Orchard Street, Lower East Side

Back in December of 2015, updated renderings were revealed of the 11-story, 94-unit mixed-use building planned at 196 Orchard Street, on the Lower East Side. Steel beams are now being rising from the ground at the site, Bowery Boogie reported. The structure will encompass 178,376 square feet. There will be 38,452 square feet of commercial space across the cellar through third floors. Most of that space will be utilized by a three-story Equinox fitness center, which required a special permit from the Board of Standards and Appeals, and Community Board 3 will see the plans this month. Parts of the ground and cellar levels will also contain retail space. The apartments, which will be condominiums, begin on the fourth floor. Units will average 978 square feet apiece and will come in studios and one-bedrooms. The structure will be topped by a roof deck. Magnum Real Estate Group and Real Estate Equities Corporation are the developers, while Ismael Leyva Architects is designing. Incorporated Architecture & Design is responsible for the interiors. Completion is expected in late 2017.

220 Eleventh Avenue

Zaha Hadid-Designed Mixed-Use Project Planned At 220 Eleventh Avenue, West Chelsea

Back in 2002, the Moinian Group acquired, for an undisclosed amount, the 19,750-square-foot lot at 220 Eleventh Avenue, located between West 25th and 26th streets in West Chelsea. Since then, the Metropolitan Transportation Authority (MTA) has constructed what appears to be a ventilation system for the 7 Subway Extension on the northern end of the lot. Now, we can bring you news that the developer is moving forward with development of the site. Planned is a mixed-use project, with condominiums and a space for a cultural institution, designed by Zaha Hadid Architects. The project was one of the last that Zaha Hadid personally designed before she unexpectedly passed away earlier this year. The site can accommodate up to 187,820 square feet of new mixed-use development. Construction is expected to get underway in early 2017.
