10-Story, 38-Key Hotel Filed At 79 Eldridge Street, Lower East Side

Osher Niyazov, doing business as a Forest Hills-based LLC, has filed applications for a 10-story, 38-key hotel building at 79 Eldridge Street, on the Lower East Side. The new building will measure 16,969 square feet in total and individual hotel rooms should average 346 square feet apiece. Guest amenities will include a fitness center and a café in the cellar. Queens-based Julien Flander is the applicant of record, although Ellipses Design will be responsible for the architecture. The Lo-Down reports New Jersey-based Shew Foo Chin acquired the vacant 25-foot-wide lot for $5.3 million this past February. The specific hotel brand has not been revealed.

Two Performance Theaters Being Built On Ground Floor Of 515 West 52nd Street, Hell’s Kitchen

MCC Theater has broken ground on a long-planned venue inside the 27-story, 627-unit Avalon Clinton at 515 West 52nd Street, in Hell’s Kitchen. Crain’s reports the performance facility will measure 27,000 square feet across the ground floor and a mezzanine level. The space inside the building was initially intended for a nonprofit’s use when it was built in 2004, but has remained vacant since then. In 2011, plans to build a performance facility kicked off, and the theater organization along with the city’s Department of Cultural Affairs raised $29.9 million for the project. When construction wraps up in 2018, there will be 249-seat theater and a 99-seat theater. Andrew Berman Architect is designing the theaters, which will include associated workshop, meeting, and rehearsal spaces, as well as a grand lobby and connections to the existing outdoor courtyard space. AvalonBay currently owns the property.

Updated Rendering Of Seven-Story, 31-Unit Condominium Project At 610 Warren Street, Boerum Hill

Towards the end of 2015, YIMBY revealed initial renderings of the seven-story, 31-unit residential building planned at 610 Warren Street, in Boerum Hill, located six blocks south of the Atlantic Avenue-Barclays Center stop on the B/D/N/Q/R/2/3/4/5 trains. YIMBY now has an updated rendering of Adam America Real Estate’s new building, dubbed Six Ten Warren, which will encompass 47,050 square feet. Its condominium units should average 1,150 square feet apiece. The apartments will come in one-, two-, three-, and four-bedroom configurations, and some of them will be duplexes and triplexes. Paris Forino Design is responsible for the interiors and Issac & Stern Architects is behind the overall design. Amenities will include a 645-square-foot rooftop terrace, a gym, a children’s playroom, private storage space, residential lounges, a parking garage, and bicycle storage. Construction is currently underway and completion can be expected in the spring of 2017.

Extensive Renovations Planned At 131-Unit Subsidized Housing Complex At 591 Montgomery Street, Jersey City

The Jersey City Housing Authority has tapped The Architectural Team to design an extensive renovation of the 14-building, 131-unit affordable housing complex at 591 Montgomery Street, located just west of downtown Jersey City. The complex, dubbed Bushwick Estates, includes three- and four-story building with subsidized apartments that come in two-, three-, and four-bedroom configurations. Real Estate Weekly reports the renovations will include both interior and exterior work, featuring new façades, green spaces with landscaping and lighting, and energy-efficient technology. The complex – which is bound by Bright, Merseles, and Montgomery streets – was originally completed in the 1980s and designed by Don M. Hisaka.

Gut-Renovation Complete At Two-Story Townhouse At 34 Diker Street, Red Hook

Property owners Chris Sheller and interior designer Kate Gray have completely gut-renovated the two-story, single-family wood-framed townhouse at 34 Diker Street, in Red Hook. Brownstoner reports that practically the entire exterior and interior of the structure was rebuilt. The 1,700-square-foot structure has a new façade, new windows, expanded ceilings on the second floor, completely rebuilt and modernized interiors, and new appliances and furnishings. RGR Construction is the general contractor and Bronx-based Kevin Byrne served as the architect of record. The couple went to sell the property a few weeks ago.
