Allied Partners Potentially Reviving Mixed-Use Development Plans at 50 West 40th Street, Midtown

Back in August of 2012, CUNY’s Stella and Charles Guttman Community College welcomed its inaugural class at the seven-story, 91,335-square-foot building at 50 West 40th Street – the annex portion of the 23-story American Radiator Building, an individual landmark, at 40 West 4t0th Street – in Midtown. Now, the school is planning to move to a larger four-story, CUNY-owned building at 445 West 59th Street once its lease expires in 2020. According to The Real Deal, Allied Partners, the owner of 50 West 40th Street, will demolish the annex building for, presumably, a new development. In 2010, a 300,000-square-foot mixed-use building, reportedly designed by Norman Foster’s Foster + Partners, was proposed at the site. At the time, the development assemblage included the properties at 54 West 40th Street and 43 West 39th Street. It’s not known if the same footprint will be utilized this time around.

243-255 West 34th Street

32-Story, 300-Key Hotel and Retail Complex Filed at 255 West 34th Street, Garment District

In December of 2014, YIMBY revealed Cornell Realty Management’s plans for a 17-story, 180-key hotel at 245-247 West 34th Street, in Midtown’s Garment District. Those plans have since been discarded, as Cornell and Chetrit Group have divided up their 34th Street assemblage into two separate ownerships. Earlier this year, Cornell announced plans to build a four-story retail complex at 257-263 West 34th Street, and now Chetrit has filed applications for a 32-story, 300-key hotel building at 243-255 West 34th Street. The new building will encompass 155,594 square feet, of which 122,426 square feet will be used as commercial space.

Three-Story, Three-Unit Residential Project Planned at 1623 40th Street, Borough Park

Property owner Iskowitz Ernest has filed applications for a three-story, three-unit residential building at 1623 40th Street, in eastern Borough Park, located two blocks from the Ditmas Avenue stop on the F train. The new structure will encompass 7,616 square feet and its residential units should average a very spacious 1,904 square feet apiece, indicative of family-sized condominiums. There will be one apartment per floor and the project will be topped by an open roof terrace. Hudson Valley-based Thomas Kenneth is the applicant of record. The triangular 3,174-square-foot corner lot is currently vacant.

1 Flatbush Avenue

Excavation Begins on 19-Story, 157-Unit Mixed-Use Project at 1 Flatbush Avenue, Downtown Brooklyn

During the summer of 2015, YIMBY reported that demolition was competed on the two-story commercial building at 1 Flatbush Avenue, in Downtown Brooklyn. Now, excavation is underway for the planned 19-story, 157-unit mixed-use building replacing it, as seen in photos by Tectonic. The new structure will encompass roughly 170,000 square feet, 24,500 square feet of which will be used for retail space across the cellar through second floors. The rental apartments should average 793 square feet apiece, and 32 of them will rent at below market-rates through the housing lottery. Amenities include storage space for 79 bikes in the cellar, a fitness center, followed by entertainment lounges/recreation rooms, a library, a yoga room, all located on the third floor, and a rooftop terrace. Developers Slate Property Group and Meadow Partners landed a $110 million construction loan earlier this year. Goldstein, Hill & West Architects is behind the design. Completion is expected in 2017.

Exterior Construction Wraps on Seven-Story, 22-Unit Residential Building at 164 Attorney Street, Lower East Side

It was back in October of 2014 when the seven-story, 22-unit residential building topped out at 164 Attorney Street, on the Lower East Side. Bowery Boogie now reports construction has since been completed on the exterior of the 28,424-square-foot project, which is cladded with grey bricks punctuated by windows. There will be 3,600 square feet of retail space on the ground floor, and the rental apartments above should average 825 square feet apiece. Amenities includes private storage space, storage for 11 bikes, a six-car parking garage, and a rooftop terrace. An anonymous LLC is the developer and Newman Design Group is the architect of record. Completion is expected later this year.
