12-Story, Six-Unit Mixed-Use Building Tops Out at 239 Tenth Avenue, West Chelsea

By the end of June, the 12-story, six-unit mixed-use building under development at 239 Tenth Avenue, on the corner of West 24th Street in West Chelsea, was had been built up to the fourth floor. The project has since topped out, according to a Curbed NY report. The new 54,662-square-foot, 137-foot-tall building, dubbed The Getty, will include 13,437 square feet of commercial space on the cellar through second floors. There will be eight condominium units on the floors above. They should average 4,674 square feet apiece, and three of them will be duplexes. Amenities include private residential storage units and a fitness center. The penthouse apartment will feature a roof terrace. Victor Group and SHVO (headed by Michael Shvo) are the developers, and Peter Marino Architect is designing. Completion is expected in 2017.

Twin Three-Story, Single-Family Houses Coming to 114 Kensington Street, Manhattan Beach

Property owner Igor Yanovskiy, doing business as an anonymous Brooklyn-based LLC, has filed applications for two three-story, single-family houses at 110-114 Kensington Street, in Manhattan Beach. Each will measure 3,124 square feet and will host 2,182 square feet of residential space. The living quarters will be located on the second and third floors, while the ground floor will be flood resistant. In addition, each house will come with a 218-square-foot, single-car garage. Joel A. Miele’s Queens-based Miele Associates is the architect of record. The 60-foot-wide, 6,240-square-foot property was occupied by a two-story, single-family house until it was demolished last year.

Two Three-Story, Three-Unit Residential Buildings Planned at 108-42 41st Avenue, North Corona

Property owner Seungho Kim, doing business as an anonymous Long Island City-based LLC, has filed applications for two three-story, three-unit residential buildings at 108-42 – 108-44 41st Avenue, in North Corona. Each will measure 3,638 square feet and the full-floor residential units should average 853 square feet apiece. That means either rentals apartments or condominiums could be in the works. There will also be a total of six off-street parking spaces. Victor K. Han’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently occupied by a single-story house. Demolition permits have not yet been filed. The 111th Street stop on the 7 train is located two blocks away.

Three Three-Story, Three-Unit Residential Buildings Planned at 42-22 74th Street, Elmhurst

Property owner Tim H. Chan, doing business as an anonymous Queens-based LLC, has filed applications for three three-story, three-unit residential buildings at 42-16 – 42-22 74th Street, in northern Elmhurst. Each will measure 4,074 square feet and, across all three, the full-floor residential units should average a family-sized 1,009 square feet. Amenities include a total of six off-street parking spaces and laundry facilities in the cellars. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 83-foot-wide development assemblage consists of three two-story residential buildings. Demolition permits were filed for both in March. The site is located three blocks from the Roosevelt Avenue/74th Street stop on the E, F, M, R, and 7 trains.

Single-Story, 6,100-Square-Foot Pre-K School Planned at 670 92nd Street, Bay Ridge

The Greek School of Plato, based in Brooklyn and headed by Vacilios K. Danas, has revived new building applications for a single-story, 6,104-square-foot facility at 670 92nd Street, in southern Bay Ridge. The plans were approved back in May. The new school building, which will be geared towards pre-kindergarten children, will contain a cafeteria, administrative offices, and classrooms. Felix Tambasco’s Brooklyn-based Sears Tambasco Architects is the architect of record. The 70-foot-wide, 4,532-square-foot property is currently occupied by a single-story building. Demolition permits were filed in April. The site is located seven blocks from the Bay Ridge-95th Street stop on the R train.
